Had an absolutely flawless experience staying in the single room. Everything was spot on, clean, and comfortable. Couldn't ask for more. Highly recommended!

Room was large , comfortable bed , shower was not modern but plenty of hot water. Staff very efficient.

It's generally fine and good, staff are helpful and lent me a plug for my charging cable. The sound-proofing isn't so great and had to complain about a group of friends making a lot of noise in a room after hours. Cleanliness is ok. The room is as expected. Location by sea brilliant.

Dear Sir/Madam, The hotel was advertised online with attractive photographs and descriptions of high-quality accommodation; however, our experience upon arrival on 13 May was extremely disappointing and far below the standard advertised. Firstly, there was no disabled access available and no lift access to any of the rooms, which was not made clear at the time of booking. Upon entering the hotel, we were met with ongoing renovation work, including decorating covers throughout the foyer area. There was no visible reception desk or bar as advertised. When we questioned a member of staff about the work being carried out, we were informed that the renovations had started that very day. None of this information had been disclosed on the hotel’s website or booking page prior to our arrival. In addition, there was a strong cannabis smell coming from the room next to ours, which appeared to have been covered up with air freshener or spray before we were shown to our room. Although parts of the room itself appeared acceptable, the bathroom facilities were not. The showerhead was damaged, with multiple holes causing water to spray and leak everywhere, making it impossible to have a proper shower. Furthermore, when my wife requested that the heating be turned on, the request was refused without any attempt being made to investigate or resolve the issue. Ov

Room was tired and a little in need of a deep clean. Shower didn’t work. Old used towel found in the wardrobe. Great location. Friendly staff. Place just needs some love.

They "prefer" cash. No cleaning in 4 days, bedding not changed, bin not emptied. Door between rooms not closing completely, flushing system in the toilet sometimes work sometimes not. We wanted to stay one more night and we've been asked for £100 or if we pay in cash only £90. After few conversations they reduced to 70 than to 60. Told them we won't pay more than 50 and they preferred to have the room empty instead dropping 10 more.

Warm welcome, clean room and bathroom, hot water was hot, bed was comfy. The receptionist was extremely friendly and helpful.

It felt like this was a nice hotel 20 or so years ago. When you arrive, you’re greeted by two vending machines (one was empty) and a bar (disused). The staff were friendly, and the bedding was clean. But the rooms? Wall lamps that had unpainted and unsanded plaster behind each one. A free-standing floor lamp that was just a bulb and a stick, the shade long gone. Where the mirror should have been (by the dresser) there were just two metal hooks, and the mirror itself was loose on another table. The toilet had a big wooden box behind it that was clearly water-damaged over many years, but rather than fix it, there was some vinyl flooring (!) attached to the back of the cistern to try and cover it up, except that was just flapping, loose. And the “sea view” room? No sea view, just a garden with some broken beds in it. If you just need somewhere to sleep, then it’s fine, but if you want a room to relax in, there are plenty of better options.

I have stayed here before as its perfect location for everything beach at bottom of road and shops are all within walking distance. When I arrived to check in the room hadn't been cleaned but as soon as I informed them they switched my room and put a fridge in there they couldn't have been more apologetic and even offered us a free drink or chocolate from the vending machine. I would come back staff are friendly and quite good value for money.

The staff were fantastic, from the time that I arrived and they advised me about the parking, to the time I checked out and they offered a free late checkout and looked after my 4 bags while I relaxed on the beach for the day. The location is ideal, very close to the beach but in a relatively quiet neighborhood still easily accessible to the Brighton city centre, pier, etc.

Hotel met all my needs. Great location convenient for beach, buses and Church Road. Staff were always helpful and front desk always manned. Room was bright and clean with tea/ coffee available, decent wifi and desk to work. A great deal i will be back.

The staff were helpful. The room was too hot even though there was a fan and windows open. The bathroom door doesn't shut and the lock is broken. The toilet seat is broken, we had to hold on to it to use the toilet. The toilet had pee stains from the previous person, and hair from not the head end in the shower!! The shower door doesn't shut so water come out. Water is either too hot or cold. The beds weren't that comfortable to sleep on, too soft. Enough towels!! And sheets looked clean. But one had pink nail varnish on it!!
