You get what you pay for, the room was clean, bed was comfortable, the en-suite was a good size with a powerful shower. The facilities offered were brilliant with the kitchen being very clean and neat. Nicola couldn’t have been any more helpful throughout our stay. Will stay again soon.

This property is not as advertised. The room I was given had been repainted a dark grey - I'm guessing to hide mould based on other reviews. They had also taken out all the furniture shown and replaced it with much cheaper alternatives, with the bedding provided a children's guinea pig pattern. The bathroom is about two foot square in size. The area also feels unsafe - I saw one argument upon getting out my car and heard another once inside. The landing has CCTV all over it, making me feel further unsafe, especially as it's keycode entry rather than individual keys. All this taken into account, I refused to stay there, and asked for a refund as I wanted to stay somewhere else. They told me to apply for a refund through Expedia, which I did, however the host is now saying they are refusing to do so. Stay at the Premier Inn down the road instead, for an extra £30 its worth it.

We couldn't find the hotel. The street name wasn't recognised by the satnav. Neither was the postcode. We rang them for instructions and the person we spoke to was quite rude. When we arrived, the person who greeted us was also very rude. The room was very sparse. NOTHING like the pictures. The towels provided were tiny and one was stained. The hand-wash was watered down so much it could hardly be called soap. Bedding was very worn and the sheet had blood on it. If it hadn't been nonrefundable, we would have cancelled the booking.

I made a reservation without looking into the reviews. When I arrived and saw it from the outside, the area, the building, the curtains… it felt unsafe. Only then I looked at the reviews and ended up reserving at Holiday Inn Express which was just 10mins away. Just want to make clear that I did not even go inside.

Well I’ve stayed in some pretty cheap £50 hotels but my god this place either needs an insurance job doing on it or shutting the place down immediately!! Absolutely disgusting isn’t the word! Drunk people on corridor till 2 o clock in the morning blasting music, drunk people arguing outside in the smoking area threatening the staff member, then 6am people bringing stuff up off there throat for about half an hour in the shared bathroom, walls are like paper also, and 8am hits and the music of a speaker starts blasting the building down again! Tried sticking me in a room where the tv had been stolen a few days before and a cuboard with no draws in the Cuboard.. please stay in your car than waste money on this place I am not over exaggerating when I say this place is disgusting the pillows stink and I tried to sleep with my coat over my pillow, I believe they house homeless people there also which isn’t a problem but the type of people they do house there are a massive problem! I don’t know how I try and get a refund back probably won’t, the building looks like your about to enter a jail with black bars and about 20cctv cameras around the building.

It was dark when I was trying to find the property, when it's described as a guest house you would think a sign for the guest house would be lit up. The location of the property was in the backstreets of an area that I would describe as the pits . With no lit up sign for the guest house I simply couldn't find it in the dark. When I did find it I couldn't find anywhere to park my car . When I did find a place to park I didn't feel safe walking to the guest house which is one door. I was looking for a building lit up showing the name of the guest house, when in fact I was looking for one door. Disgraceful. !!!!!! When I did get to the said sport to get in the building I couldn't , I didn't get in the building because of the electronic number combination lock would not let me in. I carried out the instructions given to open the electronic key pad several times correctly but the lock would not let me in. !!!!!!!!!!!!!!! I couldn't enjoy my visit in Burnley as I couldn't have dinner with a bottle of wine. I simply gave the joke guest house up and drive home . With no refunds once you have booked and paid , which I had. Avoid Avoid Avoid !!!!!!! this guest house and location. The back streets of an area I could only describe as "The "PITS"

We arrived at 5 and our room wasn’t ready. The road it says it was on is wrong. Someone has just left our room. We had to wait on the stairs whilst it was being sorted. Builders we’re drilling until 11 at night. Looks nothing like the photos. Broken window. Mattress still in it’s wrapper. Bathroom smelt of stale cigarettes. Noisy. We could hear people being sick through the night. Broken tv. Wires everywhere. Awful
