Hotel reception team were lovely and helpful. Hotel was clean and tidy although we did have anys in our roo. Housekeeping team did a brilliant job. Pool was closed 1 day due to weather and 1 day due to a wedding. Hotel was out of the way and you do need a car to as there wasnt anything near by.

My family’s stay here was unacceptable for a 4-star hotel. Key issues: 1. Booking Confusion & Blame-Shifting Despite booking a family room in advance, we were informed upon arrival that no such room was available. The receptionist claimed Expedia had “downgraded” our reservation without notifying us. When I questioned this, the hotel blamed Expedia, while Expedia redirected responsibility to the hotel. This lack of accountability left my family waiting **over 3 hours(we arrived at 5:30 PM, got a room at 9:45 PM), forcing us to cram into a friend’s room 2. Unhygienic Room & Inconvenient Room Switch The first family room we were assigned reeked of a strong odor, prompting another complaint. Though staff initially claimed no alternatives existed, they suddenly “found” another family room. Even then, I had to assist staff in moving children’s beds, wasting precious time while my exhausted kids waited. 3. Broken Amenities No AC:The air conditioning was non-functional. The receptionist dismissively stated it’s “only turned on in summer,” ignoring guest comfort. If a hotel advertises AC, it should be available year around Missing kettle: Basic 4-star expectations unmet. 4. Neglected Facilities Rooms need urgent renovation (outdated, poorly maintained). Many amenities had hidden fees. Breakfast was average. 5. No Compensation No refund for the ordeal. Avoid This Hotel Misleading advertising, unprofessional service, and neglected facilities. Not worth the cost.

This hotel was very charming!!! The staff extremely helpful, nice pool with a bar!!! The hotel’s room was a bit outdated, I understand keeping some of the history’s charm however in my opinion that should be reserved for many things just not the bathroom. The location was perfect for Venice, we drove to the train station, parked the car for free, and visited Venice for the day, it was perfect. The staff very helpful they recommended a great place to eat, need reservations that is how busy the place is hit we were able to get them through the hotel. Perfect location, perfect spots to eat, staff were kind and really helpful!!! Please update your bathrooms, that is my only recommendation.

The hotel is very beautiful and unique. The cleaning staff and the restaurant staff were very friendly, the front desk staff was okay, some were nice and some had a bad attitude. There is a party by the pool area almost every night, it didn’t bother us as much since we went to sleep late anyways but I could see it being a bit frustrating for people who need the quiet to sleep. They do have nicer rooms that further away from the main pool which can provide additional privacy and quietness. Parking was very easy and convenient. The hotel is 15-20 minutes from the airport, 25-30min from Venice, 15 mins from Treviso downtown, and around an hour from Bibione. Plan your meals well, while they do have breakfast, it is only from 8am-10:00am, most days they have lunch and dinner (food options are okay, not too much variety). They did closed them early at times without notice and the main restaurant (and almost every restaurant near the hotel) closes on Sunday. Overall, it was a good stay.

Room was not cleaned. Dirty towel on floor used tea cup, empty water bottle on counter . Trash can full. Air conditioner did not work at all. Very disappointing . It calls it's self a villa not at all , Next to a villa just a 5 story hotel. No bar staff available. Never again.
