Clean, comfortable bed and ample room for a few luggage. Bathroom has shower and bathtub. Quiet. Free breakfast included at Royal Host next door. Just a few minutes walk to Shinagawa Station and close to a 7-11.

The price and location are fantastic; however. the rooms are not very clean. I had to wipe the counters for dust when I arrived and rinsed the tub out before using it.
