Our stay was really good except that our room did not have a fan or AC and it was extremely stuffy. Worse, there were some really hot days in PD while we were there. Otherwise, the place was clean and we enjoyed using the kitchen. It was nice to be in the heart of the city.

Good option in town but it can be loud music on a Friday and Saturday night until around 4am if you have a room on the front. The other nights were okay. Our room had no mirror, bin or sink in the room. There is a kitchen and a lounge. Good location when not a weekend.

Stayed at property for one night as a layover from Terceira back to California. Stayed in apt. A1. Room provided plenty of room for 3 adults and two teenagers. Very modern interior, with plenty of amenities and comfortable. Heard music and yelling from disco down the street around 3:00 AM, but really just due to location. Only complaint, if you can call it a complaint, was the shower drained very slowly, which caused water to overflow floor pan onto bathroom floor... made for short showers. More of a maintenance issue really. Happy with stay overall.

Liked that it was in central location, but at the same time. It was really noisy, no sound barrier, could hear everything. People walking a lover the place, flushing walking up and downstairs. Outside noise level really annoying especially if you’re really trying to rest and sleep. No a/c no fans, and we were told not to open windows, stuffy. Could sleep noise level outside until 4am. Would not stay there again.

Let’s be clear, Casa da Matriz is nothing more than a very, very expensive hostel, and it’s barely that. There is no lobby, there is no one on site if you have a problem. Here is where you take the risk. As there is no one on site there is a piece of paper with two numbers to call if you have a problem. We soon realized there was no hot water and called one of the numbers. We were told someone would be by to fix the water within 10 minutes. An hour later no one had stopped by. I called both numbers for the next 20 minutes, no one answered. It would be 2 DAY, YES, TWO DAYS before we would have hot water. Let’s return to the point that again, this “hotel” is most certainly not a hotel, it’s a hostel. The walls are paper thin and you hear EVERYTHING that is going on. In fine hostel fashion there is an extra bed stored in the room that was not requested and a closet full of broken hangers and pillows without pillow cases. The bathroom door doesn’t open all the way because it hits the sink and the toilet doesn’t stop running until you go and physically lift the lid off the toilet and mettle with the plug. The bed is like sleeping on a pyramid, for some reason the middle protrudes and drops along the sides. Finally, I would add that I sent two messages to the administration to explain to them what happened and how inappropriate I found it to pay so much for a 2 days without hot water. Both messages were completely ignored. So stay here at your own risk.

We traveled over 24 hours to the Azores and when we finally arrived (tired and in need of sleep), we were told our room was not available. The property manager shuttled us 30 minutes away and out of town to another location and asked it this room would be ok. We booked this room so that we would be in the city center not 30 minutes away so the replacement was unacceptable. I had to drive back to town and book another hotel to be able to stay where we wanted. This is a horrible let down and I probably won't book with Expedia ever again. In regards to the property in Ponta Delgada, Andre tried his best to make it work so kudos to him!

This is a guesthouse so there are different types of rooms. We booked the room that had it's own kitchen, bathroom and living quarters. This place was huge and beautiful. Very clean and at the city center. Others have complained about the noise. Well,thats because you are at the center of cafes resturaunts and bars. The bed are firmer than U.S. beds but they are all like that on São Miguel. We loved this place and will book again.

It took me a bit to find the place, as there are a lot of narrow one-way streets and I was driving and had no GPS. It took me another bit to find my apt.as I hadn't remembered the "A" in A1. Opening the door and going in though was a complete shock. It was huge, and new, and clean, and nicely appointed. I hadn't even expected a kitchen but there it was. The place continually surprised me. It took me two days before I realized there was a porch off the kitchen for example. The biggest surprise was how quiet it was. With all new insulated windows and metal door the city just disappeared once inside. But maybe not. Maybe the biggest surprise was how central the place is. If you found the geometric center of the interesting parts of downtown you'd probably be pointing right at this place. The only nightclub in town (Raiz) is just a few doors down yet you can't hear the live band until you step outside. The best place to eat (A Tasca, in my opinion) just a street over. The marina just a few blocks. Couldn't recommend the place more and look forward to going back some day.
