This is an amazing boutique hotel that fit our needs perfectly for going to the lantern festival. The staff goes above and beyond to assist you. We had our choice of 3 options for breakfast. 2 European style or 1 Thai style. Free glass bottled water was available on the lobby at anytime and as many as desired. Rooms are very clean modern architecture. We met the hotel owner who happened to be on site the same time we were. He is outgoing and happy to assist you…he may even make an amazing cup of coffee for you if you are lucky. This hotel is very close to Maya mall and any grab or bolt can pick you up if you need it. Will definitely be coming back!

The hotel room is basic and a little small, but good enough, clean and new. The unlimited supply of instant noodles, juices and snacks at the snacks bar gives an additional point. The location is a little bit secluded, with a 5 mins walk to nimman main road, 3 minutes walk to Huey Kaew main road, 15 minutes walk to Maya shopping complex. The sound proofing for the room wasn't great, in the middle eof the night we heard people making loud sexs moaning for almost an hour. The hotel situated directly on the flight path, so do expect some aviation noise before 1130pm.

This hotel was okay. It is in a location near everything so that is a bonus. Hotel staff is nice as well. The room was small, and the bathroom tiny. Parking is weird. You park in a dirt lot down the street from the hotel that is hard to get to. You have to drive thru tiny streets in a crowded neighborhood to get to the lot. You then have to walk to the hotel, which isn’t too bad as there is an asphalt path thru the woods that is a shortcut. It was very noisy in the hotel, doors constantly slamming all thru the night, roosters crowing very early in the morning and you can hear the staff talking in the hallways at all hours. My first night there I couldn’t sleep at all. Luckily I adapted to the noisy environment quickly or I would have had to checkout early to find a quieter place to stay. I guess it depends on what you are looking for. If it’s just a cheap place to stay for the night, then 9.5 is perfect. If you need a quiet place to relax for a few days while touring Chiang Mai, this is not it. You would be better to spend a bit more and stay elsewhere. It was not a terrible place to stay, but not great either.

Overall, it was an excellent stay. I loved the location: a stone’s throw from the Maya mall/Nimmanhaemin Road, if you turn right and a short walk to the university and mountains on the left. It's smack in the middle of a Thai neighborhood, so you get more of a local experience. The staff was attentive, as they helped make Uber reservations, called taxis for you and warmed leftover food for you in their microwave. A few complaints: even though the hotel was clean, my bathroom had ants in it. I told the staff about it and they temporarily took care of the problem, but the ants returned: right on top of my (clean) feminine products! Second, I kept hearing this booming bass late at night. I knew it didn't come from the hotel, but I asked the staff about it anyway. They said that the music came from a rooftop club at the Maya and unfortunately, they had no control over this. That was quite frustrating for a middle-aged person like me. In sum, I do recommend staying here, but be prepared for the booming noise at night.

9.5 Hotel is in a good location. It is very close to shops and restaurants. My only complaint is that it is directly under the flight path of planes taking off from the airport. Between 6:00 AM and 12 midnight, expect to hear a plane overhead about every 20 minutes. If you try to sleep before midnight you may have a problem. That being said, everything else about my stay was good. Breakfast items are limited but the food is excellent. The staff are very friendly and helpful. The hotel is very clean and maid service is good.

Staff went above and beyond. My travel companion became sick during our stay and the GM went out of her way to drive us at 1am to the Emergency room and stay with us and drive us back to the Hotel, now that is what I call service wiith a smile and kind heart. The room was nice, but a bit noisy as you could hear other guests open/close their doors. Buffet breakfast was great with a good selection. 24 hour snacks a nice touch. Conveniently located to center of city. Thank you for memories of our stay we will not forget!!!!

The 9.5 could be great but it obviously suffers from poor management. The bones are great. Decent rooms, comfortable beds, interesting style. But it fails because the staff are mostly apathetic and the facilities are already looking scruffy and tired even though it is a new property. A few of the staff are nice but most seem to just try to avoid guests and look invisible. Breakfast looks like it is leftover from the day before, and is pretty limited. Best part - very good beds. Worst part - stinking bathroom. The bathrooms just stink - even with the windows open the drains smell terrible.

I knew it didn't come from the hotel, but I asked the staff about it anyway. They said that the music came from a rooftop club at the Maya and unfortunately, they had no control over this. That was quite frustrating for a middle-aged person like me. In sum, I do recommend staying here, but be prepared for the booming noise at night.

9.5 Hotel is in a good location. It is very close to shops and restaurants. My only complaint is that it is directly under the flight path of planes taking off from the airport. Between 6:00 AM and 12 midnight, expect to hear a plane overhead about every 20 minutes. If you try to sleep before midnight you may have a problem. That being said, everything else about my stay was good. Breakfast items are limited but the food is excellent. The staff are very friendly and helpful. The hotel is very clean and maid service is good.

Staff went above and beyond. My travel companion became sick during our stay and the GM went out of her way to drive us at 1am to the Emergency room and stay with us and drive us back to the Hotel, now that is what I call service wiith a smile and kind heart. The room was nice, but a bit noisy as you could hear other guests open/close their doors. Buffet breakfast was great with a good selection. 24 hour snacks a nice touch. Conveniently located to center of city. Thank you for memories of our stay we will not forget!!!!

The 9.5 could be great but it obviously suffers from poor management. The bones are great. Decent rooms, comfortable beds, interesting style. But it fails because the staff are mostly apathetic and the facilities are already looking scruffy and tired even though it is a new property. A few of the staff are nice but most seem to just try to avoid guests and look invisible. Breakfast looks like it is leftover from the day before, and is pretty limited. Best part - very good beds. Worst part - stinking bathroom. The bathrooms just stink - even with the windows open the drains smell terrible.
