The menu which is in the room folder looks really quite inviting with a good selection of all the 3 courses. Unfortunately when you get seated and handed the actual menu it’s been trimmed with less options available. This is potentially due to the number of British Gas engineers, 25+ vans in the carpark who are limited on evening meal spends having a budget. I did chose the Mediterranean tagliatelle which was soooo bland with no seasoning or herbs, just the pasta, chopped up courgette and a pinkish sauce. 2nd night I chose pork loin as I knew I could rely on a pig to get it right without too much intervention. mushrooms ok, mash potato was like a brick. I think the hotel is just cashing in on the British Gas contracts and letting the general people down. Just like when it was an asylum centre. Definitely looking for another hotel in the area next time. Not worth the money whatsoever.

No AC, very warm hotel and rooms. Arrived late yet despite calling and telling reception there was no one around at arrival. Had to walk around and find someone. Rooms and hotel very dated. No bottled water. Breakfast experience felt very weird and unwelcoming. Tried to check out next day but again no one on reception so eventually just left!

The room I had was clean & comfortable the bar & restaurant staff were friendly. The hotel overall is a bit worn out & could do with refitting/decorating. No fridge in the room which I really noticed in the warm weather. My son had a second room with no fridge or aircon.

Very disappointed with my mon-fri stay. Right from the offset the very rude receptionist at check in disputed my daily included breakfast, even though it was written in black and white on my invoice! The hotel smells 'old', the decor is like stepping back 20 years. The room decor was very aged, the tv was at least 20 yrs old and had a broken remote control. On the last evening I even discovered a bed bug on top of my bed which meant I left the hotel during the night! Good luck if you are ever unfortunate enough to stay at this hotel in the future

Tired, old hotel which is clearly not being maintained. Lift was out of service in March 26 and still same in late July when I gave it a second try. Rooms have no aircon, staff don’t care and don’t think ahead - no fridges in the rooms, barely useful fans. It’s a heatwave in the area and they didn’t think to have a stock of bottled water in the bar fridge.

don’t stay here. rooms were dated and unclean wallpaper peeling off the walls. spa was mostly redundant jacuzzi broken steam room/sauna not working properly. The chef walked out and the bar closed early there were tables of filthy glasses and old rubbish everywhere. we were overcharged and are still trying to get our refund

Reception staff got my booking mixed up after several disagreements they finally agreed to a solution - room was spacious although but dirty , furniture filthy and tired dust everywhere could have done with a good clean and freshen up. No air con in the room and recent heat wave made room really uncomfortable-it was like a sweat box although air con available at reception. Didn’t get the chance to use the spa/pool so can’t comment . Breakfast mediocre - staff not really friendly and difficult to communicate with. Told the bar would be open to guests but actually had set open times. Won’t be stopping there again.

Great location for Newbury racecourse. Very friendly and helpful staff. Superb breakfast with a good selection Rooms a good size with desk and sofa and a nice bathroom, air-con would be a welcome addition though. Would recommend

Good bits: Free parking, spacious room (upgrade), nice grounds. Spa looked nice - but didn’t use due to jacuzzi out of order and a load of screaming kids running round. Not ideal during a relaxing swim or massage. Not so good bits: No air-con in standard rooms so had to upgrade at a fee. Hotel is particularly hot and 1st room was unbearable so had no choice other than to pay extra. There weren’t many rooms available with air-con. Feel it would be a great investment for the hotel. Upgraded to executive room, but not even a bottle of water in room - I wouldn’t want to drink from bathroom! Breakfast ok, budget quality but plenty of choice. Overall the place just needs a refurb, all a bit tired, but ok if you need a night to stay.

Lovely stay on negative was no AC and stayed when it was boiling but a fan was provided in the room.

I booked the executive room, no air conditioning just a small desktop fan, only one bath towel and hand towel to share between two people, stains on carpets throughout the hotel, no water in the room, tiniest complimentary shower gel and shampoo. In general whole place needs updating, breakfast is very average, coffee and orange juice was just about drinkable, I wouldn’t stay again

Hotel rooms are a little dated, reception area clean and welcoming. Stayed during the recent heat wave and be warned the rooms (at least the two i stayed in) have no AC and are stupidly warm, was a desk fan in the room that was 15 years old (had a PAT sticker showing year of first test) the fan was loud and very dusty. Small fridge in room which is convenient They have two EV chargers. Just have to download an App (of course!!) The good thing about the hotel and why i stayed and will probably again is the decent gym and pool, without these definitely wouldn't stay again otherwise Can't comment on the restaurant as I never used it but looks ok

Great if you like hotels in need of a little more care and maintenance. I’ve stayed here dozens of times, and there always seems to be something in the room that doesn’t work: air conditioning, minibar, radiator, shower, hot water, window locks, steam room in the spa etc. etc. Other things are simply sub-par for £150 a night: heating noises, loose sink taps, broken shower heads, kitchen fan noise, kitchen smells, etc. On this visit, the air conditioning was not producing cold air despite the attention of the maintenance man — a bit of a problem in a heatwave. Interestingly, from what staff told me whist I was trying to change rooms, a number of the units do not work, so upgrading your room specifically to get air conditioning does not guarantee that you will have a nice, cool night’s sleep. Yes, I do report these issues every time, and maybe they do their best, but many of the issues simply roll on. Some of my colleagues have already moved on to other hotels in the area because they got fed up with not knowing what would and would not work. I continue to stay because the rooms are spacious, the gym is decent, and Thatcham has good pubs and restaurants within walking distance — but the hotel is making that decision harder than it ought to be.

Clean room, but some parts of the property have seen better days. Otherwise ok.

Lack of air conditioning only let it down

Staff very helpul but stretched, seemed to be too few staff for a relatively large hotel. Breakfast good, eat out in Thatcham both evenings. Room very good. Just for note it was the start of the UK heatwave and only deluxe rooms have a/c.

Good spot. Loved the pool with my nephews. Gym is poorly appointed. A million cardio machines with nobody using them and a very tight weights area. Air conditioning absent in gym and room. Room was super hot and £10 fans aren’t going to help. Ask for an air con room at check in. My sister was gifted the joy of sleep. It’s wasn’t a terrible stay by any means. Great staff, great bar, great location for our family get together in Newbury. Would stay again… definitely swim, think about using the gym, and get the air conditioned room haha. People made it welcome and went out of their way to help us.
