We had a very comfortable stay at this B&B! It consists of 18 different apartments in 5 buildings, so it has all the amenities of home, some of them communal, including living room, kitchen, and washer/dryer. They provide a wonderful breakfast in the main dining room from 7-10 AM. The property manager and other staff were all very kind, helpful, and accessible. This is right near Rice Village, which has wonderful restaurants, and it's very close to a Target and large grocery store. The free Menil Collection is only a 3-minute drive-- this museum in a beautiful residential neighborhood has a stunning collection of art from all over the world, from ancient times to today, including many Magrittes and other surrealist works of the mid-20th century. Don't miss it! Modern B&B will be our first choice for future visits to Houston.

My stay at the Modern B&B was great as always. The breakfasts are super, especially the omelets. The room was clean. The service was excellent and friendly. This is a comfortable B&B not a 5 star hotel. It has a home feel and look.

Modern B&B is in a very convenient location for visiting Houston. We found the hosts to be very friendly and accommodating, our room very spacious, and clean. Breakfast had many options including cereal, toast, yogurt, fresh fruit, oatmeal, eggs (cooked how you like), coffee, and juice. Parking is a bit tight, but our only real (small) complaint is that the room was quite warm, as the afternoon sun shone on the west-facing wall. Downstairs was a large, shared kitchen which was nice and cool by comparison. We would probably stay here again on another visit to Houston.

Clean and nicely decorated space with excellent staff. Conveniently located near the Menil in a safe and quiet neighborhood. The owner was very responsive to messages and was welcoming throughout stay. Highly recommend and will definitely be returning in the future.

Okay, it is NOT a Japanese Onsen. However, it is comfortable, quiet, and a reasonable value - especially for that part of Houston. Breakfast was simple, but fresh and satisfying. They also invited me to dinner, but I was tired and declined. The rooms are old, but again, serve their purpose. Only one real item of concern, if one is concerned about it: Safety. I found *no* working smoke detectors, just bare wires hanging from the ceiling where they had been removed. Eventually found two, which did not appear to be working. Some wall outlets had no covers - just exposed wires. Rear door to bedroom (from deck) is always unlocked. Not really something I worried about, but others (especially with small children) might.

We arrived early and the owner was accommodating to let us check in. She said we could show up then we would be checked in. When we arrived, a young woman walked us to our room and it was still being cleaned. It was clear that there was a miscommunication. She also didn't do much except give us a key. She didn't tell us where things were, which would be a problem later during the stay. The room itself was very small and needed better lighting. The bathroom was clean and the bed was clean. The wifi worked well, the TV had a Roku which is always a plus. There was no mini fridge or any way to handle leftover food or medication that requires a refrigerator. The thermostats is shared amongst people in the building, we didn't know this. Our first 2 nights were so hot. We called her to say we were leaving a day early because of the heat and she said that the maid sometimes turns up the ac during the day. When we checked it was at 79F ...which is pretty unbearable in Houston Texas in late April. Overall , for the price it's ok, but I would have much I would rather spent an extra hundred total to stay at a hotel. Also when we told her we were leaving a night early, she offered no type of compensation.

Sweet place is the richest cultural spot in H town. Other guests at breakfast were delightful. Staff were not as welcoming as we might have wished for— but phone calls yielded Success. A great place with ample room and great breakfast

Lisa was really sweet, and helped us out a lot . Place was semi clean, we did find two live roaches. Parking was okay , sometimes we had to park pretty far from our actual building which was a little inconvenient since I had a surgery. Breakfast was included but it was really just omelettes, fruit and granola daily. Would have liked some range considering how long most people stay. The people we shared a building with were extremely loud and were always burning food stinking up our entire bedroom… but other than that it was decent for what we needed.
