Nice stay, but just a few areas needed attention. Nice hotel and decor. The room thats we were allocated with was clean and the shower room was clean and enough space to manover around. Shower cubical was a little small but adequate. Attention to detail is needed around the decaying grouting and sealent. Bed was comfortable and clean, pillows were nice and soft. Typical old seaside house conversion. lots of stairs & a little bit of out the way, but lots of bars & eateries locally. very disappointed that even though I paid at the hotel, they wouldn't give me an invoice as they said it had to come via Hotels.com (& Hotels.com say it has to come from the hotel if you pay direct) so i'm £300 down on business expenses that I now can't claim. One great local breakfast, 2nd chefs special was fresh from the fridge coldon top of some warm - so not too good.

Greeted by a lovely receptionist, very nice , showed me to my room, was a nice welcome. The gentleman on the bar in the evening and reception when I left was also very professional and polite. I would definitely stay here again

Good location, quiet when everyone went to bed! Had a single room which was clean but the radiator didn't work and the shower (which is in the room, not separate) practically overflowed. One- man staff who was great. Ok for a 2☆ or 3☆ hotel. Fabulous location, off the sea- front.

The property was clean, tidy and in a great location! You could walk into the main town by the shopping centre within 15 minutes and you were about 5 minutes from the Brighton Pier. I would recommend this stay to anyone who would like a relaxed weekend away in Brighton.

We stayed in a lovely room which was an upgrade from our original booking at no extra charge it was very clean and fresh with quality bedding and towels lovely extra touches too, the owners were very welcoming we had only booked one night we were visiting our daughter so didn't stay for breakfast but it looked tasty, will definitely book on our next visit

The property is advertised as a 4 star. Having stayed in many hotels and B&Bs in the UK, this definitely isn’t the standard that would be expected for 4 star, it is more a 3 star and that’s being generous. The room was clean and tidy, the bathroom wasn’t as clean as it should’ve been as marks could be seen on the floor around the toilet when the light was on. Facilities of tea/coffee were provided along with biscuits. The bed was comfy enough but there was a spring sticking up which could be felt digging in during the night. The location is excellent for the beach and there is lots of eateries around. Parking was easy enough to sort with the property as we bought permits from them and they advised the areas where we would be able to leave the car. We didn’t include breakfast at our stay so unable to comment on this.

This is a lovely hotel - comfy, well appointed rooms, great staff - lovely welcome at reception, help with luggage, excellent breakfasts. One of the best places to stay in Brighton and good value for money. Would recommend.

It was a cute and quaint seaside hotel. The staff were helpful. The room was small but had what you needed. Unfortunately the sinks were clogged both in my room and in the bathroom down the hall. Walking to the bathroom and down steps and up steps was a little inconvenient. But it was overall a good experience.

Pluses: The hotel was in a convenient location with lots to do nearby. Everything was very clean. The usual teas and coffee facilities were provided, but it was great to also have bottled water. The bed had a firm mattress, which I like, so I actually slept better than I often do in hotels. Minuses: The central location does mean you can get some noise outside late at night. The room was very compact, which was a bit of a struggle with two of us. The walls were thin, so we could hear people in the room next door. The window blind needed replacing - it was hard to operate. The hot water from the bathroom sink was little more than a trickle. All in all, it was good enough for the price and location, but some could do with a bit of maintenance.

Really nice staff .Check in was nice and easy . Breakfast plenty of choices . Rooms was clean anp from a few bits under table and bed was comfortable and clean. Only problems was room door lot of light coming through because of gaps where not fitting properly and no bottles of drinking water in rooms had to buy bottled water to fill kettle and to drink. Would definitely recommend this hotel

A really nice B&B at reasonable rates, friendly staff and a good breakfast. My single room was a bit small but had everything I needed. The location is great, just outside the centre to be quiet but very walkable and with excellent public transport just 50 metres away.
