I had a bad experience staying in this hotel (Villa). Very remote location, no one to help in the hotel, breakfast was very bad - awful. WiFi did not work. Hot water was an issue. The owner did not have a bill to provide. The worst place I have stayed with family. I dont recommend anybody to have this experience. We paid almost Rs 3500 per night in Off Season and we got this! Nobody from my family is happy about it. We got fooled by seeing the pictures on the internet. What a shame.

, there was no reception.. The the owner come on a cell phone and tell us that because our room wasn't ready, we would be upgraded to a bigger room for the night, we could stay there for an additional $12 a night. Later that evening, the owner finally made an appearance and was upset about the air conditioning. We were never told how to use them. So the owner was accusing me of trying to break his air conditioner before I was even told how to use it. He then showed us a list of rules for the hotel and pointed out the first rule about the air conditioning... I read it and agreed. After a couple days in a row of getting burned in the shower because of a broken water pipe, I told the owner about the problem with the shower along with other minor things that were broken. He quickly blew into a furry and started blaming me for breaking the things I had pointed out. He was raising his voice right next to my 7 year old as I was trying to cook. She and I both became scared. This could have been avoided if there was a proper reception area and rules that were clearly written out. But a business owner should not raise his voice around women and children and engage in arguments that make the child cry and both of us very uncomfortable.

We had excellent stay with our 8 and 3 year old kids. Aagi is an excellent host, and took care of our daily plans by arranging taxis at good rates. The resort is nicely located with walkable (~10 mins) access to beach and nice restaurants. The sunset beach is awesome, with clean sand and very few people, compared to North Goa beaches which are crowded with people. The water is clean, and we can go quite inside the sea, as shore is shallow. Good thing is it had life guards, even though we had only handful of people. It is one of our best and memorable vacation, and we will stay here when we visit Goa again. The room service was nice, and maid made us nice breakfast in our apartment itself. Finally, when our flight got delayed, Aagi gracefully extended our checkout time.

1. The owner has refused to give accommodation because the booking is done for one day, even we had shared the confirmation mail. 2. They don't know how to deal with customer and how to speak to customers. Used language which has no room in this business. 3. Facilities are very good but they spoiled our mood before entering to the hotel. Basically they spoiled our day. 4. We have wasted one hour for settling this which we could have spend on the beach in the evening. 5. We go out for holiday to get rid of all kind of stress and enjoy but we had very bad experience, we were forced to argue with hotel staff for an hour before check in. 6. Overall it was a bad experience to my family.

The swimming pool was the highlight of stay. Beach a 2 minute walk from the villa.Good food and excellent service at the Tentacao restaurant. Mickys place is a 2 minute walk from the hotel. Overall a pleasant stay . The Umbrella provided in the room were broken . On asking for same , they didnt have any. Wifi is at a snails pace. Painfully slow.

While all the basic necessities were present, I have to admit being a little disappointed for what we received for the money we paid. We saw live cockroaches, had to move from one property to another because of a water leak (in the monsoon season), and the new property we arrived in smelled moldy like it had been shuttered for a long time. Overall, I would not recommend this location for anyone but budget travelers.

Aggie the owner could not do enough for us. Abdul and the lady cleaner did everything and even rented bikes for us. Sin came in every morning and cooked breakfast . 5 mins walk to golden beach with 2 great shacks for cheap food and drinks. A lovely clean pool and quiet area. I would go back tomorrow.

We didn't actually stay at A's, they had some electrical work going on so the owner put us up at the Golden Sands Apartments. We did walk past A's to get back from the beach, looks nice and quiet, the owner was really helpful and kind.

We stayed for a few night in March 2013. The villas are located about 5 minutes walk from Sunset Beach which is really pleasant - one beach 'shack' there, and a few more a couple minutes walk away. The complex is a set of about 8 or so self-catering double-storey villas, with a pool at the back if you need a break from the beach (the beach is lovely to swim in though!). The owner and staff were very friendly and accommodating, organising a few things for us while we were there. The villa was spotless, and it was a treat having the chef come in to cook breakfast every morning. We would definitely return to A's, and would recommend it for a relaxing holiday.

Any cat lovers who stay please look out for the starving black & white orphan kitten who lives in the drain under the gate,left some catfood behind and fed it chicken from the beach shacks.

If you want peace and tranquility in lovely surroundings then this is the place for you. The villa is situated on a quiet road that leads to an enormous clean beach with a lovely beach shack serving typical Goan cuisine (and cold beer). The road and surrounding area is a rural setting which is very picturesque, with rice paddy fields and vegetables growing in abundance. The bird life is magnificent and if you are interested in birds take some binoculars. There are a few good restaurant within walking distance but it is advisable to take a torch as street lighting is limited. The villa's have everything you need and are as described and they are serviced every day -but the thing that makes your stay so wonderful are Aggie and his team. From the chef who cooks fantastic breakfast's (Goan and European), the security who are always on hand and Rainee and Abdul and the others who are simply lovely and do everything they can to ensure your comfort during your stay. Aggie is fantastic, offering advice on sightseeing, eating, car and bike hire, he is a lovely host without being intrusive. The pool is welcome when you have had enough of the beach, and the views from it are lovely, and the balcony is great for sundowners. The villa's are ready for a lick of paint which I am sure Aggie is planning after the busy season, but everything works and is kept clean. This holiday is not for anyone who likes exotic and wild nightlife but if you want peace and tranquility then give it a try.
