Boutique charm with excellent management: This hotel has a wonderful boutique vibe and several standout features. The beach is beautiful, with well-maintained palapas and chaise lounges. Unfortunately, we visited during sargassum season; while the staff worked hard to clean the beach, nature ultimately won. We loved that the room had a fan (as we prefer it over AC) and a surprisingly soft, comfortable mattress—a rare find! Communication with Tony, the manager, was quick and very friendly from check-in to checkout. One note for future guests: we asked the hotel to call a taxi and were charged $23 USD for a 5-minute ride. While the "taxi mafia" is a known issue throughout Quintana Roo and not the hotel's fault, it did mar the end of our stay.

Villas de Rosa is a hidden gem. The location is right on a beautiful quiet beach with great snorkeling right in front. The rooms are very spacious with everything you need. The beach bar has great food and amazing staff that make you feel comfortable. We will be back regularly!

This is a well maintained older hotel with a nice pool. Staff were excellent with cleaning and maintenance. The website should be updated to show they don’t have a restaurant working, only the beach bikini place. It’s ok but don’t have a lot to choose and it can get repetitive. Staff at the beach bikini were excellent. If you don’t have a rental car it can be challenging. No pool side bar that we saw. Tony was helpful when ask about other places to eat, but all were in town.

The good, excellent cleaners in the room and amazing views, sadly be aware that there in no restaurant in the hotel only a small beach restaurant next door. No rooftop bar or breakfast in the building as previously stated by others. You need a car as you are stuck there if you take the bus to town it’s a walk to the highway and the taxi back was $35 !! For 9 min ride. No uber there so they have you. In the town a bag of Doritos was 220 pesos so get your food on route in playa Del Carmen. It is quaint but no place to walk for anything which was disappointing. The owner was very nice but I wish I would have known all the above before,

We were there for 1 night just to basically sleep. Bed is comfortable. Room is small. Pool is small. Loved having a coffee maker in the room and free wine. Good tacos at the restaurant.

This property is a little gem, it’s a little bit older but has everything you need. The filtered water system in each room was such a great touch! The beach is absolutely amazing and the beach bar provided great food and drinks! I’d definitely recommend having some kind of transportation to make getting around the area a little easier. Tony & his family have truly created a wonderful space to drop your shoulders and relax, we can’t wait to go back 😌

Villa De Rosa was exactly as described. Our 2 bedroom Ocean view condo was amazing and in good condition unlike several places in Mexico we have stayed at. The beach and ocean was perfect with great snorkeling and swimming area's. Tony was amazing as advertised and was incredible helpful and always available. he would call us a taxi when needed and made sure we where taken care of. He also helped many guest with getting a rental car. the location is very central to all the best activities from Tulum to Playa Del Carmen. We recommend renting a car which we did for our last 3 days as the taxis are very expensive and shopping for groceries is a bit tricky without a car. I highly recommend this condo resort!!

This was our fifth time staying at Villas de Rosa. It is my preferred home away from home. If you are in need of rest and relaxation and a beautiful beach and water, this is the place. The condo has a well equipped kitchen if you want to cook, and if you don’t feel like it — beach bar next door is open for breakfast, lunch and dinner. Aventuras Akumal is a bit under 2 miles from Akumal which is why it is a little quieter, if you want to have easier access to more sights or food options, I recommend renting a car. We mostly, happily, stayed put. Hotel Manager Tony is just a WhatsApp message away with helpful tips, a new lightbulb or to call you a cab. I cannot speak more highly of him, he is great at his job. Having been staying here multiple times, I wanted to mention some of the updates that have been done lately. Fresh paint everywhere, the palapas out front have been re-thatched and stained and look great. Tons of new beach lounge chairs, fancy glass shower doors, new faucets and even a new sliding door and screen on our ground floor unit. So glide-y! And secure locks. Oh! And all the units have fobs instead of keys which are soo easy to use. The things that are the same in the best way are the comfy beds and amazing water pressure. Rooms are super clean and the housekeepers do a great job at cleaning up the sand we track in . Oops. This charming family-run hotel is great for couples and families. Book your stay, you won’t regret it.
