This property is a little gem, it’s a little bit older but has everything you need. The filtered water system in each room was such a great touch! The beach is absolutely amazing and the beach bar provided great food and drinks! I’d definitely recommend having some kind of transportation to make getting around the area a little easier. Tony & his family have truly created a wonderful space to drop your shoulders and relax, we can’t wait to go back 😌

Villa De Rosa was exactly as described. Our 2 bedroom Ocean view condo was amazing and in good condition unlike several places in Mexico we have stayed at. The beach and ocean was perfect with great snorkeling and swimming area's. Tony was amazing as advertised and was incredible helpful and always available. he would call us a taxi when needed and made sure we where taken care of. He also helped many guest with getting a rental car. the location is very central to all the best activities from Tulum to Playa Del Carmen. We recommend renting a car which we did for our last 3 days as the taxis are very expensive and shopping for groceries is a bit tricky without a car. I highly recommend this condo resort!!

This was our fifth time staying at Villas de Rosa. It is my preferred home away from home. If you are in need of rest and relaxation and a beautiful beach and water, this is the place. The condo has a well equipped kitchen if you want to cook, and if you don’t feel like it — beach bar next door is open for breakfast, lunch and dinner. Aventuras Akumal is a bit under 2 miles from Akumal which is why it is a little quieter, if you want to have easier access to more sights or food options, I recommend renting a car. We mostly, happily, stayed put. Hotel Manager Tony is just a WhatsApp message away with helpful tips, a new lightbulb or to call you a cab. I cannot speak more highly of him, he is great at his job. Having been staying here multiple times, I wanted to mention some of the updates that have been done lately. Fresh paint everywhere, the palapas out front have been re-thatched and stained and look great. Tons of new beach lounge chairs, fancy glass shower doors, new faucets and even a new sliding door and screen on our ground floor unit. So glide-y! And secure locks. Oh! And all the units have fobs instead of keys which are soo easy to use. The things that are the same in the best way are the comfy beds and amazing water pressure. Rooms are super clean and the housekeepers do a great job at cleaning up the sand we track in . Oops. This charming family-run hotel is great for couples and families. Book your stay, you won’t regret it.

Great, spacious, clean, friendly place to stay. The beach had sargasso, like all the beaches on that area during that time. We had the chance of seeing the turtles come to the sand to laid there eggs. It was amazing.

Wir hatten Villa de Rosa als “sleepover” Hotel geplant, um am nächsten Tag früh am Morgen zu nächsten Aktivitäten weiter zu reisen. Weshalb wir einen Raum zum Pool gebucht hatten. Wir wurden vom Hotel Manager empfangen und er stellte uns den Raum vor, den wir gebucht hatten. Alles gut, aber er hatte eine Überraschung vor uns und wir bekamen einen Upgrade zur einem ocean view Studio mit dining room, living room, Küche und Terasse in einem Raum. Schlafzimmer und Bad extra. Die view war fantastisch und wir konnten Seeschildkröten beobachten wie sie nachts ihre Nester an der Beach bauten und Eier legten. 7 Nester waren allein auf der Hotelbeach. Die See ist hier ist nicht sehr tief, so dass Schnorcheln direkt am Hotel möglich ist. In Wasser Tiefen von 2 bis 4 Metern findet man riesige Korallenriffe mit allen Arten von tropischen Fischen und Schildkröten. Keine Notwendigkeit Schnorchel oder Schildkröten Safari zu buchen, da alles vorhanden ist. Wir hatten unsere Reisepläne geändert und blieben für zwei Nächte und genossen jede Minute. Danke nochmal zu den freundlichen Mitarbeitern.

The property wasn’t bad. The staff was nice enough. The rooms were spacious. There was no AC in the main sitting room, and the rooms DID NOT cool it off. The grounds weren’t maintained for bugs. The pool was poorly cleaned/maintained. We could’ve made it all work if not for the seaweed. There was absolutely no effort made to remove it from the beach, like several other resorts in the area. The smell was so suffocating that you couldn’t even sit on the very nice patio. It was so suffocating that we ended up leaving after one day and going to Cozumel. Would not come back.

Absolutely Perfect Beachfront Getaway! This apartment was everything I could’ve hoped for and more! Impeccably clean, quiet, and secure, it’s the perfect escape for anyone looking to truly relax. The best part? You can literally walk out of the living room straight onto the soft, white sand and take in the breathtaking view of the ocean—it’s like your own private slice of paradise. The atmosphere is incredibly peaceful with no noise, just the sound of the waves. It felt like a true retreat. The food and drinks on site were excellent, and the bartender is top-notch—professional, friendly, and mixes some of the best cocktails I’ve ever had. Having parking available is a huge plus, especially at the beach. This place has everything covered. I can’t wait to come back—it’s now one of my favorite places to stay!

We really wanted to love this place but ran into a couple problems that really ruined our experience. Overall, the rooms were decent and had everything we needed. I will also say, the ability to walk out our screen door and right to the beach was the best feature. The rooms need to be upgraded and the couch was like sitting in a rock. If you do not have a car, you’re only options for food within a walkable distance is the restaurant with the hotel, or the beach bar next door which is run by the same family that runs the hotel, as it’s a family business. But all of this was completely doable until we ran into our problems. We had multiple items stolen from us by the housekeeper. My shoes and my daughter’s shoes just disappeared. We alerted them about it and were told that this woman is the lead housekeeper and they have never had anyone complain about items being stolen and we must have misplaced it. We did not misplace our shoes. And when she placed new towels in our room it was conveniently in the same place my daughter’s shoes were. We tore that place up and never found them. From then on, we locked everything up and we refused housekeeping. Even some of the food we bought randomly disappeared. Overall, This ruined our experience here and we would never come back. If you stay here, stay with caution and lock everything up. (We had done this initially but didn’t lock up our shoes cause… they are shoes) While it’s annoying, it’s the only way I would ever consider coming back

The beach was amazing, the little bar/restaurant next door was nice and convenient but it is literally the only place to eat or drink if you don't bring your own. The property is in need of upgrading, the pool has black mold all along the sides so we didn't go in, the rooms were musty from the air-conditioning units. Its such a great location that I wish the accommodation was better, even the beach chairs are in need of an upgrade.
