Start with the positives. Good location, in the centre. We chose this as we were visiting Clarkson farm. Only 5 min drive. Some nice bars and shops local. Entered the Kings arms, friendly staff but looked nothing like the pictures on hotel.com. I’d describe it as a proper man’s man. Not a bad thing. Went to our room, spacious room then dropped our bags and left, the room was in a poor state, Divan bed was all dirty don’t even want to know what the stains around the base were, shower cubicle was grubby, overall not a good stay, we struggled to find anywhere else so late in the day so we stayed the night which was very loud and left as soon as we woke up. Not a good stay at all.

Solid location for exploring the area, with very friendly service. The room is above a locals bar in an older Inn setting. The bar closed early, so it wasn't very noisy in any way. Bus stop right outside the door made it very convenient. The bar served great pizza, and there was a nice coffee and lunch place across the street. The room itself is dated -- floor was uneven, and shower was tiny. But we knew this going into our stay, so it wasn't any problem as the location and value met our needs for a short, two night stay.

Nice Accommodation but entry via a metal outdoor staircase which resembles a fire escape. We only book places that have parking as we both have a problem with walking distances. After booking we received an E-Mail informing us that there are only 4 parking spaces on a first come only basis .On arrival we found 1 free space so that was OK. However we were in room 12 so presumed there would be more than 4 cars staying. We had to go out in the car and when we arrived back there were no parking spaces and we had to park it in a Public Car Park a fairly long walk away. If the information about parking was on the description we would not have booked it.

Fun old hotel that you’ll really enjoy if you like staying in a tradition hotel above a bar/pub/restaurant. No noise complaints so don’t worry there’s going to be bumping music keeping you awake. Bed was good, room was clean and shower was hot. Several drinks and snacks in the room. Right across the street is cafes for breakfast and within walking distance is lots of shopping.

Lovely stay from start to finish. All the staff were extremely friendly and attentive nothing was too much trouble. Everything we needed and spotless. Comfortable clean bed and room and plenty of tea and coffee. Excellent pizzas for tea and excellent live music, lovely quiet nights sleep.

Stayed for 1 night and was quite glad it was only for 1 night. When we arrived we found that the room had not been cleaned properly as we found a red pill on the dirty carpet and an empty can of lager in the bedside table. As we settled in we found dust covering most of the surfaces along with cobwebs and spiders on the lower rafters that could easily have been cleaned up. We also found mold in the shower and water had been left in the kettle since the room was last used. The car park is small and they do let you know that parking is limited but when we came to leave we were blocked in and when we found the cleaner we found out it was her blocking us in and was nice enough and moved her car. The fire exit doors were also left wide open all night so guests can get back into their rooms when the pub is shut, but also allows anyone or anything else to come in as well. We wanted somewhere close to Diddly Squat farm and it does tick that box, but that was about it.

The manager, Barry, was an absolute delight and so accommodating. He clearly loves what he does and is a master of hospitality. The atmosphere of the tavern was delightful.

We were lucky we called as we hadn't anticipated that we had to arrive by a certain time. We were simply handed a key to our room - no paperwork or information about how to depart the following day. It was a very noisy room in the morning and with the traffic. Other than this - OK. No car parking to speak of as only 3 spaces at the back. When we left - nobody was around - the bar was locked so we just left our key in the room door and departed. Seemed strange not to see anyone.

Had to stand at the bar for 10 mins whilst staff chit chatted before I could check in. Beds could do with replacing, but other amenities were nice. Note that it is above a pub so will be loud in the evenings, that didn't bother us though.

Location good. Property very scruffy - old mattress in car park etc. Parking a problem - very limited (3 spaces) and shared with locals so even less available to 13 resident rooms. Exposed carpet grippers between bedroom and bathroom - painful and hazardous. Cheap mattresses. Felt dirty overall. No breakfast available for which we were grateful in the end. Strictly no refunds.
