The pool is clean, the hotel is clean, there are restaurant facilities and it is near the same Chiang Mai old city.

Brought a torn towel to use for 2 nights. The towels were torn all 2 nights. The sheets were holes. The glass in the room is not clean, there are very old wooden stains. The light in the room was on and off.

Strategic location: near 7-11 open 24 hours, burger king etc., near tha phae gate just crossing, near bus stops, looking for easy vehicles, every night there is a night market, and many can be visited around the hotel. The reception is 24 hours, The clean rooms are good and all friendly, no need to deposit (maybe because take a standard room without breakfast), in the hotel and outside the hotel more American / European tourists are found than Asian tourists especially ASEAN but all polite and kind For women, if you want to walk alone around the hotel, it is safe enough for non-luxurious rooms but enough for a place to rest (according to price).

Location!!!! Relaxing and quiet even though Hotel is located right at a city centre but they keep it a bit away from street giving you a real quiet and a private moment. Swimming pool is great and clean. Rooms and facilities are cleaned and great value for its price, comfortable and friendly staff. I booked the room here every times I’m in Chiang Mai. There’re rooms included breakfast but if not included, you can ask to purchase a coupon at the counter with a little extra money. Restaurant is right near the swimming pool. Parking lot is great easy to park for cars, bikes and motorbikes in a separate area. They are room services if you prefer ‘breakfast in bed’ and they serves foods and drinks all day! There’s also Thai Massage available right near swimming pool for 200THB per hour. What else I could ask for more! FYI: Try to book the room on the ground floor where you can open the door straight to the swimming pool :)
