Nice attractive building,convenient hotel, close to shopping, transportation food etc and easy to get to places. Looking a little tired could do with some refurbishment . Bedrooms clean and stocked with everything you need for a stay but ours extremely tight on space and several safety issues. Beds have a wooden base with sharp corners and due to small room constantly bumped knees. Room although on the ground floor had four narrow stairs to get down into bathroom which was a problem as I have mobility issues. They couldn't offer me another room which was a big issue. The front desk staff were very polite and respectful and pleasant but due to the stair issue we will not be staying there again.

I have stayed here many times. The hotel is dated but comfortable. There is need for renovation in a number of areas. The staff are lovely, rooms comfortable and clean.

Lots of stairs, no lift to rooms. Large clean bedroom with very comfortable bed. Limited power sockets, no usb points. No air con but desk fan provided as well as hair dryer, iron and ironing board and ta/coffee making. Breakfast freshly cooked however only scrambled or fried eggs as an option. There is some on street parking in front of the property if you are lucky and want to avoid the £9 per day parking on site.

Comfortable bed and clean overall. Professional staff and good value. The hotel is quite tired looking and needs modernisation. I selected free parking when searching for hotels in Sheffield but the hotel charges £9 per day. And one day we couldn’t find a parking space so I think the policy should change. Breakfast was very average and could be improved with more up to date healthy options and non dairy yogurt.

Hotel staff were friendly and helpful. Rooms were in good condition in general. Bathroom silicone could do with being redoneor thoroughly cleaned as mold is forming.

Nice executive room but had no hot water. Promised somebody would look. Came back 2 hours later different reception. No work had taken place. She suggested she send someone in. We had to insist on another room, hot water is a basic. We were given a new room, however it's showerroom towel rack was on scorching hot in a hot humid week and had no controls these had been removed. Seen to day 2 despite promise to rectify we had to report it the second day. Eventually it was switched off. Friday night disturbed by people coming in through the fire escape broughy by a very loud person , staff? Or guest? No alarm on the hotel's fire escapes. Hotel needs repair. Basic good breakfast but chopped tomatoes advertised unavailable on cooked breakfast. Staff, one person , hard pushed to seatcand replenish the breakfast bar.

Had an early appointment at Hospital, which is 2and half hour drive for us , so looked for an affordable hotel close to hospital to stay at the evening before . The Rutland was just the job . 5 mins walk away , left the car in there carpark to save parking hassles. Went for a walk in the evening to find a restaurant, there was many to choose from. We have said we would return in the future and have a proper night out in Sheffield.

Seems like one of those hotels that's had its heyday. Obviously once a really good place but time has taken it's toll. Restaurant no longer open, no bar, tired all round. Clean but shabby. That said, reception were very helpful, breakfast was on the top side of reasonable. My room was clean, but very hot. Now air-con, which was fair enough, but no fan available, when requested. Bedroom old fashioned and a few bits in need of attention, but clean. Bathroom was tight and small, but clean, just finished off without care. Car parking was another nine pounds, which adds to the cost. That didn't cross my mind, but makes the good room price seem a bit less so. All that said, I'd probably go back. I do hope it will have some investment to bring it back to its former glory.

The hotel is a number of buildings linked together that are quite dated and tired-looking in places but the room was clean and had everything you needed. Staff were exceptionally helpful and the hotel offers great value for money. Would definitely stay here again.

Chose this hotel as we are travelling as a family with my teen and their friend. Wanted a separate space for them without it being a second room booking. Stayed in the Dainton suite and it was just what we needed. Two bedrooms with their own shower and a shared bathroom. Cost was comparable to the price of a standard family room in other city hotels.

Nice and quiet area spotlessly clean great staff, if you are a bit uneasy on your feet you should request a low floor room (no lift). Only limited parking maybe room for only about 8 cars 1st come 1st served

The room was very dated and old fashioned. The extractor fan in the bathroom was so noisy. There are no power plugs next to the bed and 2 is not that many- if you exclude those for the lamp and kettle. However, the staff were very friendly and the breakfast was excellent- nice to have a breakfast cooked to order.
