We boomed the The Oread based on recommendations from friends who had visited. It is conveniently located on the KU campus and is a picturesque building. However, the rooms are dark, sparsely furnished, and sterile. Lighting, carpet, some wall decor, and comfortable seating in the rooms would help. The staff was friendly and helpful. Our heat/ac unit was very loud when we got to our room, and Esperanca at the front desk was responsive and sent Engineering to address it. When the unit could not be promptly fixed, we switched rooms. Overall, there seemed to be some deferred maintenance. In addition to the heat/ac issue in our first room, the front automatic doors to the lobby were out of service, the tv remote and ice machine on our floor didn’t work properly. We were also disappointed to find the restaurant and bar were both closed on the day of our arrival. It is also annoying that guests are charged an extra $25 to park, when there isn’t an alternative to the hotel garage, given their location on campus. We likely would stay elsewhere, if we return to KU/Lawrence.

They messed up our reservation. I was charged for various things that I did not purchase. I was charged twice for parking. And the Manager Jonathon banged on my kids hotel room door. Woke up my small child and yelled at my teenage daughter when my room was directly next door. Then proceeded to tell me and my bf that we had an extra room that we didn’t pay for which we did not have and told us there was an “African American child” in the room. I or my boyfriend don’t have an “African American” child. He was rude and very condescending. He scared my kids and refused to take any responsibility for behaving that way in front of my kids.

For what I paid, I was very disappointed. The mini fridge needed to replaced when I arrived and my bed needed to be remade because it was very disheveled. I'd recommend looking into alternative options unless you want to pay around $300 for a very basic room with a view.

Unfortunately we were not notified that the hotel was under major construction, lobby freezing & no restaurant or bar available, entrance dirty & limited guests to a back room was unacceptable and we should have been warned and certainly not charged regular rate let alone a higher one, given the conditions; no supervisor or manager responded to our complaints at front desk, nor did Hilton reply to many texts and emails as well

Special thank you to Amy for recommending a few places to visit and where to eat while I was in this cute little town! Great location up on the hill right near the campus.

I will be contacting the management in the next day or two. We checked in at 4pm today. The hotel is under construction, which they don’t tell you ahead of time. We paid for a king terrace suite, but the A/C didn’t work, so they had to move us to a standard ling room, no sitting area/suite/terrace, etc. (things we paid for, but did not receive). Basically they downgraded us, because they couldn’t fix the a/c in room 221. So we paid an extra $80 for a larger room and didn’t get it. Poor experience so far, the front desk staff was not professional nor was she dressed appropriately. Additionally, they wanted to "get the air fixed” while we were in the room, instead of moving us to another room and the tech that supposedly came to look at the a/c in our room left our door propped open so when we came back from the lobby all of our stuff was open to the public, anyone on the floor could have taken anything in our room. The management and/or ownership needs to contact me, they have my email and phone number. You can do better!

The whole second floor smelled like sewer gas. Wife and kids got sick from the smell. Never again will we stay there again. Biggest waste of money, should have gotten a refund for that awful smell.

Very nice hotel with a good bar/restaurant. The food was very good and they had a nice selection of bourbons. The hotel has underground parking, which was a nice surprise. If you are are going to watch the Jayhawks play football, it's just across the street. Next time I'm in KC, I'll stay here.

Our room type was switched at the last minute and we werent notified. The switch was not accommodating to the needs of my family and the hotel was unapologetic and unwilling to make things right. On top of that , for what they're charging per night, the accommodations and amenities were less than average

Our stay at the Oread in Lawrence started with the road being closed without Google maps telling us, so we had to Re- route all the way around, which was annoying but not necessarily the Oread's fault. Second, parking was confusing at first. Only 1 elevator had information about what floors are what, yet none of them had information that P1 was parking. So it was kind of a guessing game on what floor we were going to lol. The hotel is beautiful though, and the lobby especially is gorgeous. The thing that reeaalllyyy bugged us was when we got to our floor, the 3rd floor, it smelled HORRENDOUS of sewage, rotten eggs, just absolutely disgusting and literally so so so bad. As soon as we stepped off that elevator our noses were punched with the horrible sewage smell on the entire floor. And of course our room was the very last one at the end of the hallway, so we had to suffer and try not to breathe the entire trek to our room. This was the way it was for our entire 3 day stay. Absolutely disgusting smelling. Thankfully, the smell did not enter our room. The room was nice, beautiful view of the campus and new stadium being built. Oh, also when we got to the room our key cards did not work, so we had to call reception to bring us new ones, but they were quick and efficient. They also brought us another pillow upon request. Staff was very nice and thorough. The Dog Bar food was also good! Only thing that sucked was that they did not have a self-service breakfast like we are used to.

The staff was very accommodating through a few mishaps and even offered to upgrade our room for the second night, but we were fine in the one we were in. Great staff, great hotel and we will be back. Hopefully you will upgrade our next room then! Merry Christmas!

The second floor hallway smelled of flatulence every day, there was no soap in our room the first night, the elevators aren’t synchronized and the hotel didn’t have our reservation. The food was fine but the service was slow in the hotel restaurant as well.

Rooms are not comfortable. Lighting and aesthetics of the room do not go with the rest of the hotel. There was a hole in the drywall in the bathroom! Anyone can access the garage parking and the doors into the hotel since they are not locked or a hotel key entry. The front desk staff talked with one another and could care less to interact with guests. For as much space as this hotel takes up on a beautiful campus, you wpuld wxpect much more!

Not a great stay. Be careful with the pictures vs what you actually get. Picture showed a tub which was the whole reason to upgrade but not this room per staff. No other room with tub was available so could not move. Room was good but dark. Outside was dirty with construction. View of stadium rennovations and those on balcony could look into room so be careful.
