Shocking! From checking in to be told i was going to have to pay an extra £20 for the room ! And no breakfast included ! ( I wouldn’t have wanted to eat anything from there) but that wasn’t the point. The place was smelly and dirty. I will never book with this site again.

Kevin, the owner/operator of this B&B was insanely helpful. The room was small - very small by American standards - but we knew that when we booked it. We were allowed to check-in early and leave our baggage in the main area after we checked-out. The breakfast was great and very hot. Honestly, the for the location and service, it was hard to beat. The only downside was the very small room/bathroom area but we spent little time in the hotel anyway!

The B&B location is an easy 15-20 min walk from the bus station or quick taxi ride. The owner was very friendly and had great suggestions for things to do in Belfast that night. The twin room was just enough for me and my short stay in Belfast before heading to the airport the next morning.

The good points: Breakfast ok: cereals, milk, orange juice, tea/ coffee, cooked Irish breakfast. I would have enjoyed fruits and wholemeal bread though, but it was nice. Very nice couple, unfortunately, kindness isn't enough. Very too noisy and uncomfortable. Terrible bed - the worst I have ever slept in. You can hear everything from other rooms, and outside (near a hospital: sirens every night). Needs repainting. It wasn't hotel quality and I am used to stay cheap ones. I am very sorry for them as they are really nice, but unfortunately, I was extremely disppointed. I highly recommend the Giant's Causeway Tour, the price is more than ok and it's definitely worth it! Saint George Market is to be done, it's not too big and there are plenty of international foods, cooked in front of you, for such a cheap price! The Titanic exeprience is quite good as well, the tour lasts for about 2 hours. The city hall is so beautiful, you can enjoy a free guided tour, during which your learn quite a lot about the city of Belfast. The lights at night are amazing!

We stayed in the family room, which was very cramped. The room was very hot so had to have the window open, unfortunately it was so noisy, with cars racing and people shouting , none of us got much sleep. The room was clean, but could have done with decorating , there was a big stain on the ceiling, the sink had pulled away from the wall, and there was soap scum all around the shower. The owner was very welcoming and helped us by telling us all about Belfast sights .

Although I was only there for a short stay, I found the hotel clean and comfortable and the owner (kevin) to be very friendly and helpful. I would stay there again without a doubt.

Room was way too small, B&B itself was delapidated and in need of major refurbishment, area was a kip and I was charged way too much.

On entering the premises the first thing we saw was bags of unwashed linens lined up along the hallway which were still there the following day when we were leaving. The room was so small that I had to open the wardrobe to put my legs into it to put on my trousers. The shower was also lacking water pressure to say the least, the television could also be heard quiet clearly from the adjoining room, parts of the walls looked like a building site just plastered and not painted and the following morning it felt like the house keeping was trying to hunt us out before 11am, it wasn't as if they had that many rooms to clean out, wouldn't be recommending it to anybody.

Not much. The owner was friendly and his wife made a good breakfast. If you buy your hop on hop off bus ticket from owner, a shuttle will pick you up and take you to the city center where you can catch the bus.

I was greeted upon arrival. Had to carry my suitcase up 4 flights of narrow stairs, as it had no lift. I was allocated Room 5. The most cramped, claustrophobic and tiny room I have ever encountered due to the large double bed taking up 95% of the space. There was physically no floor space to put my suitcase except behind the door, which if you wanted to get out of the room in a hurry posed a fire, health and safety risk. Ended up putting suitcase on one side of the double bed, which made it a single bed for all of my stay.... Bathroom door did not close properly. Had trouble walking around 2 sides of the bed. There was no where to stand properly so I could change into and out of my clothes. Kept bumping my leg on radiator trying to open bathroom door. Tea/coffee facilities had no biscuits provided. Room was not serviced on 2nd last day of my stay so ran out of toilet paper, sachets of milk for tea/coffee, bin in bathroom was overflowing by the end. Bathroom light stopped working on last night. There was nobody to ask for supplies (i.e. toilet paper, milk) on last night. Arrived home from coach trip to Gaints Causeway/Rope Bridge around 7pm and all I wanted was a hot drink. Nobody was around to ask. Most disappointing. Tried the cooked breakfast. Sausages tasted weird....Was woken up on 2nd night by the person in charge yelling at guests " you are a disgrace" at 1.30am in the morning. WOULD NOT STAY HERE AGAIN. My advice, pay extra £££ and stay somewhere else.

The B&B was located just off Falls Road in Belfast so an interesting location. Bed comfortable but too big for room--no room to move. Great tv reception. Clean room and en suite. Stairs, entry way dark.

Kevin was terrific. Cute little place, pretty close to everything. Kevin and June put themselves out to make sure guests have a pleasant stay, and learn about Northern Ireland and Belfast. Rooms are a bit crowded, but very clean, breakfast was good. He will even personally get you where you need to go!

The hotel is well-located in west Belfast where you can meet real people who are friendly and open to chat about the history of the city and the province. The proprietor Kevin and his staff are extremely friendly and will go out of their way to make sure your stay is comfortable. If you phone him before your arrival he will even pick you up from the airport in his limousine.
