Andy, not sure if the owner or manager of both but was a man of true hospitality. The place was very nice and right on the water, great views. Next door a restaurant where we had a nice dinner overlooking the bay. Easy to find and park. He helped us out with a change of travel plans and was very accommodating.

It’s a quiet & quirky hotel with the best sea and Bluff sign views. Received a fabulous welcome and enjoyed our stay which included breakfast. The Oyster Cove Restaurant next door provided a yummy dinner too.

We only stayed one night . The room and view were lovely. Tea and coffee available in room with small refrigerator. There was a little confusion at check in, needed to go next door ; but everything was very quick and the young lady that checked us in was very helpful and very pleasant. My only negative was that the shower was quite small. Everything was very clean. We had a lovely meal at the restaurant just next door.

The Hotel is clean and tidy, however a little tired, it is located next to the lands end sign and next to a restaurant which has good food and great service

Andy was lovely , the breakfast was nice and whilst we had a "Garden View room " - (there was no garden ) so can only comment on our room type - I think "luxury boutique" is a stretch.... Over priced for what we expected.

Pleasant B&B. Nicely decorated. Public lounge areas unwelcoming. No restaurant or bar on site as indicated in description on hotels.com. Nearby restaurant, possibly operated by same people, was only option for dinner and it was very average. The advertised garden and picnic area were unkept, overgrown and unuseable. Great view of sea from our window. Breakfast was good. Selection of tea leaves and plunger coffee in room was appreciated. It was a great location, but for the price, I would not return.

The hotel itself was nice, outlook amazing, bathroom heater switch was way up next to ceiling, grounds were terrible - full of weeds, no one at reception on arrival- we had to go over to restaurant to get someone to check us in. Guests need to feel welcome/soecial. A boutique hotel should have tidy presentable grounds. Breakfast was good.

Great little boutique hotel. More like a bed and breakfast. Staff were fantastic. The location is quiet with views of the lake. It is a 5 minute walk to the lake are with the restaurants and pubs. The rooms were large and clean but not the most modern. Continental breakfast was included and was very good. Parking is tight. We loved the hotel and returned for 2 additional nights during our stay

No one at check in but a note to go to the restaurant next door if help was needed. Soggy mattress. (Bleach?) stain on blanket cover. Breakfast next morning: ran out of coffee, brought tiny French press. Very limited choices for the rest of the food. Waited 30 mins for eggs while later arrivals were served. There’s only a one hour window to get breakfast.

A great little hotel with fabulous views of the end-of-the-island sea. Good restaurant next door, and a great coastal walk nearby. Worth stopping by on your tour of the South Island.

This is a beautiful little boutique hotel with plenty of charm. Location is right at Sterling Point. No restaurant attached to the hotel but a 20 min trip into Invercargill gives you plenty of options to eat. Check-in was seem less, room was very comfortable with a lovely selection of tea’s.

The hotel staff was not here at arrival There was a key left on the desk with our name, no instructions whatsoever. The rooms were grim.. one heater for a two bedroom place. Second room was so tiny we had to leave. We stayed in this hotel for a total time of 25 min… made the decision to give up the room and go to a better hotel .. the Ascot in Invercargill.. i recommend the Ascot 💯 and absolutely DO not recommend Lands end..
