Very nice place, helpful staff. A bit of a walk from old town but it is right on the tram line. You can go outside and catch a tram right to the airport. Rooms are small but very nice. Lots of restaurants and pubs around.

Wonderful little spot for our quick stay in Edinburgh. The room was spotless and comfortable, with some local beer as a welcome present and a kettle to make coffee/tea. The location was extremely convenient with some excellent cafes and restaurants in the area and just steps away from bus/tram stops for easy access to the Old Town and Waverly Station. They also offer free luggage storage which was super convenient when were checking out in the morning and had some time to explore before our train in the evening. The only small downside was no AC in the room which got a bit hot during the day, but wasn't a problem in the evening.

The staff were lovely and the room itself was clean, as was the bed. The bathroom however stunk of damp but on the surface it looked clean to be fair, could have been the lack of ventilation. It wouldn’t put me off staying there again. Enjoyed my stay overall and would consider the hotel again.

From the moment we arrived we were disappointed. The front entry courtyard has trash, broken umbrella and chicken bones scattered. We were then shown our room by the receptionist/housekeer, she was very nice and I felt bad because she has to deal with unhappy people, then it was downhill. The photos online are deceptive in my option. The room has only a skylight, no window. The bathroom has no window or fan. It smelled terrible and she proceeded to spray it with some floral air fresher. The third bed was so uncomfortable. No housekeeping until you checkout. When we arrived we asked to speak to the manager who was never onsite, if we could cancel and that we were happy to pay the first night and they would not. Really put a damper on our trip!

Staff seemed friendly, the room had a chemical small which was a time overpowering. Very stuffy as no fan or air conditioning. No window blinds- Scotlands long summer days the room was very bright untill very late…. I was there for 9 nights would have been great to get the room serviced fresh bedding and towels and a vacuum of the floors but no such luck.

Th property was very clean as was our room. The bathroom was beautiful and the shower was a treat. Had plenty of the shower essentials. The only thing disappointing was we didn,t have a window which confused us but I suppose our room was on a floor just before pavement level. We had a skylight and it didn,t borher us until we woke to hear the rain battering down on the roof. The young girl called Sasha was in the property when we arrived and another couple were waiting to gain access to the hotel. She exp!ained how the doors worked for the front door and made sure we got into our rooms no bother A friendly girl who couldn,t help us enough. She deserves all the praise sge gets. The bed was very comfortable but the pillows are a nightmare. Very soft for us but Sasha had already left so we couldn,t get anymore from reception.The money we paid and where the hotel is situated was well worth it. If you don,t mind having the basics this hotel is worth looking at I would have no hesitation of booking it sgain. The hotel is on a great bus route back to Princess street along with loads of pubs and eateries on Leith walk.

This is the only place on my trip that I regretted staying at, and we stayed at 7 different places.The room wasn't ready at 4:00 pm check-in, even after I had requested an early check-in 24 hours in advance. The service was bad. There is a red blinking light on the smoke detector that made it difficult to sleep. No curtains so the light came shining through and woke us up earlier than we wanted The only positive was the location, but the other factors outweighed this. Don't stay here.
