Really friendly and helpful host. The room was lovely and clean and looked as expected. Easy quick check in and a very short walk to the Saturday Night Market. Water was provided in the room. There was also coffee available downstairs and parking on the street. There was a slight smell in the bathroom probably from the pipes outside but not in the bedroom if you shut the bedroom door.

For the price who could ask for more? Lovely friendly helpful hosts, pleasant retreat from the noisy city. Beautiful garden area to enjoy morning coffee and just a few min walk to the old city. If you stay, just a 100 metres up the road is the best mango smoothie at a great price.

The Baanlek Homestay was the perfect place for our short stay in Chiang Mai. Lek was a lovely, kind host and the property is attractive and well kept. Although we were visiting during the bustling Loy Krathong festival, the immediate area was quiet even then.

Lek and his wife were lovely hosts and the room was fresh and clean, with my bed being made for me each day. Lek is a really nice guy too, and plays the guitar well. The guest house is an old Thai teak building about 5 mins walk from Chiang Mai gate with easy access to the evening food market there. Being outside the old city, it's quieter than it is inside, but one's also near enough to reach it without any issue. Also, for me, I liked being near the Old Medicine Hospital (for great Thai massages). In the mornings there's free instant coffee and tea. Their cat, Cocoa, was also friendly.

We thoroughly enjoyed our stay here and would recommend it to anyone that is travelling through Chiang Mai. Lek and his partner go out of their way to make you feel welcome and I have never seen such attention to guests' needs before. Every morning a different breakfast is prepared for you depending on your tastes, either Thai or western dishes. I can highly recommend the Thai dishes. The accommodation itself is very tidy and a great example of a traditional Thai house. This in itself was part of the reason I wanted to stay, just to have the experience. The airconditioning is effective and you have everything you need. I can imagine some people may be underwhelmed if they are used to 5 star accommodation so I don’t want to give the impression that it is. The linen is lovely and toiletries replaced daily. The courtyard where breakfast is served is a relaxing haven in a well packed and busy city. I can't recommend this accommodation highly enough. The management and the truly personal service they provide is the best I’ve seen. I will return here whenever I am in Chiang Mai again. It has been the best hotel experience of my life, without doubt.

The room is basic and it got cold at night. But if was fairly clean, they provided free bottled water in the fridge, and the wi-fi works well. What this place lacks in capital, they make up for in hospitality. The husband and wife owners are very nice and would chase me down and insist on serving me (free) breakfast. They also did my laundry (didn't charge me) and gave me a free ride to the airport.

Easily the best place I’ve ever stayed. The owners were both helpful and incredibly sweet. The room was very clean and a perfect size. It’s in a great location; a block from a food market, convenience mart and the square of old Chiangmai. I wouldn’t stay anywhere else in this city. The best hospitality experience I’ve had.

My wife and I stayed here in early June and we absolutely loved this place! This is a homestay with about 12 rooms. The family that runs this makes this a 5 star place in my book! Upon arrival they treated us like thier own family. They gave us tips on where to go for certain activities including night markets, laundry, bars, and massages. When we would return after a long day the husband would often greet us with a beer and we would talk about our day. They offer free transport to and from the airport which is very close. They also offer breakfast every morning which is amazing! They change the breakfast every day for you and will ask you what time you would like to eat in the morning. The rooms are what you would expect for a homestay but, are very clean and tidy. This area seems very safe and my wife and I never worried about walking home late. In fact the location is very nice as you are only about a 5 minute walk from the old city. This is by far my favorite place I've stayed in Thailand. I've never received the friendship and kindness that these people offer to thier guests anywhere else. When I return to Thailand my wife and I will be staying here again.
