There was no air conditioning and the windows did not open. There was a heat wave at the time and the conditions were unbearable. The staff was rude. I reserved for five nights but was unable to stay past one. There was no place to store medication that needed to be kept at least at room temperature, so my medication went bad. They were unwilling to provide credit for the time I did not stay there. The pictures shown of the room did not match what the room actually looked like. I was in the UK four weeks and started in many places over the four weeks time. This hotel was by very far the worst of the places I stayed in the UK and the worst I’ve stayed in throughout the course of my life, with one exception when I was a teenager.

Location was wonderful, Hotel was very low key, nothing fancy, super near to transportation and Kensington Gardens. However, under construction so no air conditioning, windows could open some and area was quiet. Breakfast cafe was lovely in the morning.

Our stay was overshadowed by a serious incident and the hotel’s disappointing response afterwards. At approximately 12:30am, my wife and I were woken by repeated knocking on our room door. After several attempts, a member of staff then used a key and attempted to enter our occupied room. At the time, we had no idea who the individual was or why they were trying to gain access, which was understandably unsettling. The following morning we discovered this was the result of an error made during check-in. While we accept that mistakes can happen, we expected the incident and its impact to be taken seriously. Instead, we were repeatedly told it was an “honest mistake”, had to explain the situation multiple times, and a promised callback never happened. Our concern is not simply that an error was made, but how it was handled afterwards. Being disturbed in the middle of the night by someone attempting to enter your room raises obvious security concerns, yet the eventual offer of 5% compensation felt wholly inadequate and failed to reflect either the incident itself or the poor complaint handling that followed. Prospective guests can make their own judgement, but based on our experience, the response fell well below the standard we would expect from a hotel. Just as an addition, the hotel was essentially a construction site.

The property was undergoing refurbishment which we were not made aware of. The tiny lift was difficult to access due to workmen during daytime. The room was not serviced after day one and had to ask at reception for fresh towels. No water replaced . Small room on 3rd floor. Blinds broken and no plug in washbasin. No phone in room and reception not always manned.

I appreciate its London prices but the place was very amateurish in the way they dealt with the whole visit. Pleasant staff, but I was not impressed. The place was being refurbished yet we were not notified of that before arrival. The breakfast is provided by another company which would not allow breakfast even though I had confirmation that it was included (thankfully Hotels.com did reimburse me) but still very embarrassing. I could go on but I am sure they will improve

We had a terrible experience. We and other guests were exposed to toxic chemicals used in a deep cleaning process which was halted by the Borough health authorities. The hotel should have been closed during this cleaning of which we were not advised. We do not recommend this hotel.

This hotel is going through some renovations which is needed. The bathrooms are dated, the lift is tiny and the hallways are narrow with multiple doors to bypass. We arrive during the heatwave and even though there was an AC unit, it didn’t work and we relied heavily on the fan at night to sleep. They were very stingy with their towels. I also wish there was a small fridge in the room. The location was great though, tucked off a busy street so it was quiet and Hyde park was across the street. Lots of restaurants and shopping as well, very central location.

Will be nicer once the refurbishments are complete. At the moment, although clean, there needs to be work on some of the fixtures and fittings. Our room was not made up by 3:00pm on the second day and as we needed to rest before going out again at 5:00pm we didn’t make a fuss. Staff were pleasant.

The location is excellent, though a little far from a tube station. The staff were all extremely friendly and the rooms were nice, though the bathroom was quite small. Great shower though, so no real complaints there. We had breakfast one day and it was really good. Only cons would be 1) the room got a little hot with only a ceiling fan to try and help and 2) not the cleanest -- though not offputting either, just a bit of dust etc. We liked it and would book again.

There was no AC during my stay but they are supposedly having it installed. There also wasn't any service to the room. The area is wonderful and quiet though which is why I choose hotels in the Kensington area.

Check-in and the room were good, Unfortunately there were no staff on duty in the morning and on calling the helpline we were told someone was arriving, After waiting an hour they had still not arrived and a long term guest told us they never arrived before 11. The left baggage capacity is not sufficient (it is a few lockers) so if they are full you cannot leave your luggage. The information provided by the hotel is inaccurate and the facilities described are not provided.

I have mixed feelings on the hotel. The positive is first the location, close to Kensington Park and two Tube stations. Staff were friendly and for the location a great price. The attached cafe offers a great breakfast selection at reasonable prices for central London. On the negative, it’s an old building with small and oddly configured layouts. We changed rooms as the bathroom ceiling in our first room had a lot of mold. The shower curtains in both rooms should have been washed or changed ages ago as they were very mildewed and discolored. Both in the same category and very different size. Positive is they appear to be install AC splits, which I am sure are much needed in summer.

Nice place to stay for a night, breakfast wasn’t buffet but order and pay for plates like any cafe. Elevator was tiny but got you were you needed to be although not sure call button worked as could never get the loft when I needed it. Overall was ok could have done with a deeper clean round bed top of bedside tables and shower. But good size rooms oh and think window was broken but I preferred fresh air and there was really good sliding sound proof windows inside you could use so not a problem. Only thing is you need your passport to check in with. Had no idea and didn’t have all I can say is lucky the husband was home! That was a nightmare as couldn’t check in until they saw it. Really should be made very clear when you get your check in details. Convienient location.

Check in experience was really poor. I didn’t have my passport as I didn’t think I would need it to travel from Wales to England. We were eventually allowed to check in after 45 mins and speaking twice to customer services using my husbands driving license. We were not the only guests in this situation. An email from the hotel with check in procedures before arrival would have helped. We had booked a deluxe double room, described on the hotels website as having dressing gowns, tea and coffee making facilities ( we only had one cup and no dressing gowns) we also only had one hand towel. The room we were in was certainly not one of the rooms displayed on their website as a deluxe double room. It was a small double on the top floor. One of the pictures had fallen down, the position of the tv was not the best and there was no chair., I will say that the room was clean and the bed was comfortable. The location is excellent.
