There were ants in our room, including all over the bathroom and in the bed. The window in the bathroom was broken and the buttons on the thermostat were worn out, so the room was too hot. The carpet and bed spreads were old and worn. When they sent directions the message was incomplete, which made finding the hotel difficult (gps is not good in Venice). We could not get the refrigerator to work. The breakfast was basic, but adequate. The location was convenient to the main tourist areas. I would not recommend staying here, my husband would not even shower because the ant infestation in the bathroom was so bad, and I woke up to an ant crawling up my arm.

We were very happy at first, the location was excellent and the room was a good size and breakfast was filling. The issue was after two nights we were covered in bites and I informed the hotel but received no response.

We had room 402, which is right at the top of the building. The room was very small but had everything we required for our short stay there. The added bonus was the little roof terrace! The building itself is looking very tired, however it dates from the 17th Century and like most of Venice could do with a bit of tlc. The location was perfect, literally a couple of minutes from the main water bus stops at St Marks Square so couldn't be in a better place to be honest. The breakfast had limited choice, but was suitable for what we required. The staff were lovely.

Check in is awkward by having to check in across the road. Code to get into the hotel so you did feel safe when you got in. Rooms are definitely aged and not well kept. Location is fantastic, super close to water taxi’s and san marco basilica. All in all not a bad option just a little pricey for the room quality

DO NOT STAY HERE! ALTHOUGH GOOD AREA THE DESK STAFF ARE AWFUL, ESPECIALLY MAX. RUDE. ROOM WAS SO SMELLY WITH THE CARPET AND NO AC WORKING!! HOT! WAS TOLD OPEN WINDOW WITH PIGEONS FLYING BY! BATHTUB WAS DIRTY WE CLEANED IT! TOILET SEAT FALLING OFF, MOLD ON BATHROOM WALL AND ON EMERGENCY CORD. OUTLETS NOT WORKING PROPERLY! AWFUL, AWFUL.

Check-in was easy. The room is musty and dusty. The floors are carpeted and smelled. The bedcovers and blankets appeared unclean. I have asthma and after an overnight stay, I started sneezing and coughing. I had to use my asthma puffs because of the dust allergy. I had to wear mask every time I was in the room. The bathroom is covered with 1/3 glass door. Every time we had to take a shower, the bathroom floor is flooded. Because we used our towels to wipe the floor dry, when we asked for extra towels to replace, the receptionist, Max, refused to give us replacements. He was extremely rude, did not even show his face and he was more concerned of finishing his computer work. The cold faucet on the sink, unless opened completely closes.They did however, called for a porter to get us to the water taxi which we paid for. The other receptionist are fine except for the Max person. The internet connection is very poor. And according to the people from the restaurant, most guests complain about the place. Check for bedbugs and stay at your own risk.

The location of the hotel was excellent — within walking distance to the historic area, and there were plenty of restaurants and shops nearby. Despite being in a lively neighborhood, the room was quiet, which was nice. However, the furniture and decor were very old. Part of the wallpaper was burned, and the carpet was quite worn out. I also didn’t feel comfortable using the carpet and blankets as they didn’t feel clean. The shower was very low, so I had to bend to stand under it, which made it a bit uncomfortable. Breakfast offered very limited options and was not very varied.

Hotel location is awesome, close to St Mark's Square (Piazza San Marco), Rialto Bridge, Water Taxi, many dining options. Hotel has an elevator. Free breakfast every morning was provided at sister hotel across the street. Room was warm, A/C did not seem to work, couldn't even find a vent in the room. We asked for a fan from the front desk clerk across the street at the sister hotel, and were told none were available. We opened the window in the evening when we returned to our hotel room after dinner to allow cool air to get into room, which provided some relief. However, once darkness set in the mosquitos would come thru the window so we would close them for the night. Be aware if you book this hotel during the first Sunday in September you will have zero transportation available to you as Venice holds its annual Regata Storica, and shuts down the entire waterways, gondolas, water taxis in the city. The hotel, train stations, do not make you aware of this fact when you check in/arrive, so you could possibly get stranded in Venice for the day, or not be able to tour many landmarks that require transportation.
