Positives: Our room was very nice. Staff was friendly. Hotel located in a central area. The hotel messaged me prior to my stay and instructed me to fill out the tax exemption which saved me money. Negatives: The door to the bathroom in my room wouldn't stay shut unless locked. The elevator did break down for about half a day, but this was due to patrons not reading the load limits. Not the hotel's fault. I thought the extra charges for towels, sheets etc was unusual. Overall it was a good experience.

Nice and friendly staff, clean room with a double bed, perfect for a solo traveler. Nice quiet neighborhood with lots of shops and restaurants nearby. 10 minute walk to the Rialto bridge.

The hotel is great for a short stay in Venice. Staff were very friendly, breakfast was just what we needed and the small terrace gave a great birds eye view if the City. Only issue was the air conditioning not working - the room was incredibly warm. We were given a fan, but air conditioning would have made us more comfortable.

Staff very helpful in this smallish hotel which is quite tucked away. However once you have got used to the area, we found it to be in a good position for restaurants and other amenities. Nice clean comfortable rooms & decent breakfast.

I have visited the hotel on two consecutive years and enjoyed both stays. It lacks a bar but otherwise its great.

People working in the hotel were friendly and helpful.

We decided to stay here because it’s close to the vaporetto stazione Fte. Nove A. Best decision. It’s close to everything. Room is a bit small but it’s an old city with old buildings so it was expected. Water temp never faltered. Perfetto! Love, love the staff. Will definitely stay here again.

The room were very clean, comfortable and with view to the canal. However, during morning hours there was a lot of noise coming from a construction just above our room (drills, hammer, and power outages). We were not notified of this until the moment of the check in. The breakfast can improve.

This hotel was perfectly situated... 2nd stop (ft.nove) on line B boat from Marco Polo airport, 15min walk from boat to hotel. Hotel was about a 20min walk to all the major tourist attractions, while not being in a touristy area, it was also quiet and felt very safe as a female traveller. Close to alot of reasonably priced restaurants as well as convenience stores, fast food if you just in need of food/snack quickly. Breakfast had a wide variety of options in food and drink. staff really lovely.we had the room with a canal view and it was really great room, modern keycard entry and temperature system. I don't normally give reviews as often a hotel is just a hotel to me...but for the price it met my expectations and more. Highly recommend!

A great place to stay. The room was very comfortable with canal view, very spacious and very clean. The breakfast buffet was delicious. The staff is very friendly. The location is really perfect. Few minutes walk from a water bus stop, but also great to walk around Venice. Near a Main Street with lots of restaurants, si everything was really perfect about this place. We have spent 3 nights there. We recommend this place without hesitation; and we are planning to come back.

Hotel interior was nice, the canal view from our room was STUNNING. We liked being able to walk to everything within 20 mins. We were only disappointed since we had 2 issues at this hotel but the hotel refused to compensate us for the inconvenience caused by these issues. Issue 1 was that the power went out 5 times during our stay. First time it was fixed after 15 mins, other 4 times it was fixed within 5 mins. It was apparently due to overuse of appliances by hotel guests which is not our fault and is an inconvenience since the power could go out again any time (e.g. while we’re in the shower). The other issue we had was a damaged bathroom door lock. The hotel said they can fix it the next morning but this didn’t work as we would need the bathroom to get ready in the morning and then would be going out and didn’t want staff in our room when we were out so we couldn’t get the door lock fixed. When we told the hotel that these are inconveniences we should be partially compensated for, they refused which was disappointing as the rest of the stay was great.

Customer service ( staff) was great and very helpful.

At 3 stars, this property has not had a single dollar spent on it over the last 20 years! Staff were lovely, but it was terribly over priced & very disappointing. Do not believe the photos.

I’m so glad we stayed here! The location is central and very close to all the shopping and restaurants. Staff are very friendly and helpful. Loved our room! I will definitely be returning to this place next time I visit beautiful Venice!

Beautiful rooms but very small so be prepared for that. A bit pricey for what you get, but Venice is expensive overall. Good hotel, friendly staff, very central.

Wish the hotel had a porter service. Rest all fine. Rooms light could be brighter Rest good location. Rooms was good. Good helpful staff
