The room had a bad odor and the front desk graciously switched our room. From now on I will not reserve a room where pets are allowed. It was a very strange smell. After breakfast when we arrived back to our room there was that odor coming from the second room. Not as bad as the first room, but an odor nevertheless. Too bad. It’s a nice property with beautiful floors

Stunning property with old world charm. Lovely bedroom and bath. Very comfortable and roomy. The breakfast was abundant and we enjoyed a very nice dinner.

The room was dirty and smelled like sewer gas. There was a cigarette burn in the bedspread. The shower was covered in mold and mildew. The tv didn’t work

Very pleasant hotel, classy, old world

The staff is amazing, smiles and cordiality greet you as soon as you enter. In my opinion, the best part of the hotel is the restaurant, quality food that is truly to die for with a quality and great choice of dishes and wines. You can feel the love of the owners for this place, and step by step I'm certain that they will restore it to it's best version.

Magnificent breakfast: hot and cold items, fruits, meats, yogurts. You must eat dinner at this place, great price for excellent meal. Room was perfect. Very elegant hotel.

Very nice hotel close to ascoli town. Maybe the hotel needs a bit of maintaining but overall is a beautiful hotel Staff is always at hand for whatever you need.Breakfast iso very nice in a beautiful restaurant. You have one restaurant and one pizzeria in the hotel and food is lovely

Very neat rooms and friendly staff. We were passing through, arrived in the late afternoon and only stayed one night. The pizzeria was casual and the food and drink were great. The room was a good size and very quiet considering it is not far from the motorway.

It was a great hotel close to Ascoli center and shopping mall. The staff was very attentive to our needs.

Nice surroundings excellent food and helpful staff made us regret only staying one night.

Short but good

Easy access from Ascoli-Piceno and a great place to stay in the district clean spacious room with pleasant staff.

This is a bit dated,but good sized room, breakfast was good although more options (eggs would be good). Unfortunately the room smelled stale so we opened up the windows for a few hours and left to find it better then before. I liked!

This was a very pleasant stay in Ascoli. As it is about 9 kilometres downtown one requires a personal auto or a taxi to reach the tourist areas. This hotel is nestled in a residential area. The grounds are beautiful and hotel has been well maintained although it can soon benefit from remodelling. A tranquil and safe area. The only downside was the smell of sewage which the hotel staff stated usually happens when there are rain storms in the area.

Beautiful, classic hotel, with a quiet, pleasant room. Breakfast was delicious, as was the evening meal. We found it hard to find any other place to eat than the hotel restaurant in this very residential area, though after eating at the hotel we were very glad we ate there.

Good sized room. Mosquitoes down in the bar area - this is a common problem this time of year and I am surprised hotels don't have facilities to improve guests' comfort by installing some 'bug-zappers' that can keep the population of biting insects under control. Food in the restaurant was fine. Prices were about what you would expect in Italian hotels. WiFi was fine in the room, but petered out in the outside bar/garden area. Ascoli Piceno is worth a visit - very picturesque. Only about 8 kilometres away and lovely town square and old town area.

If you are in the neighborhood of this hotel you have to stay here! Beautiful hotel, room was a little small but very comfy. It was very quite. We had a very nice dinner there and there was a complimentary breakfast, which was very good. Easy to find.
