Happy with the stay, would like to have the website updated as stated breakfast available but this is no longer an option. Bed was hard compared to my normal bed, although that could just be my preference. Luke and Andy, fantastic hosts. Would be happy to return but would choose ensuite facilitates next time.

A nice place in a great location, close to transport, a park & nice shops. The room we stayed in was perhaps a bit more run-down than the website pictures let on (chipped paint & scuffed walls, precariously hung curtains, loud squeaky hinges on door, and a tricky knob on bathroom door). But it was clean & the complimentary sherry was a cute touch.

I booked very late and was able to communicate with someone by phone fairly quickly. It’s a big house and operates as such.

This wasn’t a very confident location with my grandmother bc there a large amount of walking to the tram and bus. But someone younger like myself it was a great location! The room was small but beautiful! The bed was comfy and the pillows were great! The staff were so friendly and accommodating and helpful! We stayed 2 nights here and we were very pleased with our stay!

The property has some age, it also has character, the room was smaller than average, there are restaurants and bars in close proximity. Distance to downtown is a long walk, but a short cab ride. There are transportation options. I found it a bit difficult to reach the staff at the Sandaig, but they were friendly.

Beautiful room and well finished. Gorgeous and modern newly installed shower room, with very large shower. Some advisory notes : Car parking limited/a bit tricky as all on road, no reserved parking. We arrrived late after closure of reception. It was difficult to get instructions to gain entry outside of hours, we phoned 3 times before being sent a note. Instructions were missing a step as they didn’t explain there were actually TWO touch pads so we were stuck outside the lobby for 20 minutes not knowing how to get in, eventually worked it out. We phoned and left a voicemail, no one got back to us, not even in the morning to apologise. Bathroom was not attached to room so had to go across hallway to use it. That wasn’t expected, but not a big deal, but was a pain having to unlock and keep unlocking and locking the heavy doors which creaked, we felt because of the noise we were inconveniencing other guests. Would like to suggest a regular bathroom lock so you don’t have to lock it with a key each time.

We enjoyed our stay at Sandaig. It was close to restaurants and shopping and the tram line. Luke was very helpful and very personable. He was very prompt in replying to our requests.

Great hotel in a lovely old building in a nice part of Leith. On arriving Luke was very enthusiastic about showing us to our room and getting us settled in (the sherry was a nice touch). The room was spacious and spotlessly clean; and the hotel itself very quiet at night (which is a massive bonus for a light sleeper like me). Street parking is at a premium but we were fortunate to find a space directly across from the hotel and didn’t move the car at all during the stay. Leith Walk is a 10 minute stroll away from the hotel and has every type of coffee shop and restaurant you could want; and if you keep walking you arrive In Edinburgh in about 30 minutes. If I had to find a criticism it would be that the decor is tired and needs refreshing, things are looking a little warn for the hotel’s price. Additionally, we weren’t in the type of room we booked which was disappointing considering I had chosen the room type on the decor shown on the website (booked a superior double and we’re put in a family). Overall a great stay

Nice rooms in a modernized building. Across from a park with bus access out front and a short walk to the tram.

We stayed here during the pandemonium that was Taylor Swift’s tour and it was exactly what we needed. Easy transportation into the city center on the tram but far enough removed from the hustle and bustle that it was very peaceful! Highly recommend. The front desk is a little unorthodox but anytime we needed to talk to someone, we called the number they provided and had help within minutes.

We stayed one of the ensuite rooms with vaulted ceilings and a dormer window- you just need to remember to duck ocasionaly. It's on the second floor so you need to allow for this, not a problem for most people. We were surprised how much space there was and the view over the park was lovely. The location in Leith is much closer to the city centre than it may appear as the regular (2-10 mins wait) new tram line whooshes you to the centre in 5-15 minutes. Accommodation in Edinburgh is an expensive thing most of the time and this guesthouse represents value for money. Thanks for the sherry and almond slice, nice little extras!

The bed had hair in it and the shower needed a deep clean. Never was anyone available to talk to …just txt. So we just accepted. In general in decent shape.
