Lovely and clean very quiet which I like and nice we touch of bringing breakfast to the door. Would definitely stay there again

Very clean room, Richard our host was very friendly & helpful with local information. The breakfasts were excellent.

Cute small room. the house has thin walls and staff seemed sensitive to normal noise.

Breakfast was minimal. Served on a tray in the room. No way to mingle with other guests. An old dated converted home. 1.5 miles from the royal mile. Dinner choices were a 1 mile walk round trip. It was just basic and off the beaten path.

Basically in the middle of Edinburgh. I was travelling solo, so I got a single room. The bathroom was detached, but very nice. The room was small, but adequate. The staff was great, and the morning breakfasts were delicious.

The room was rather small, but thankfully we were allocated an attached single room to use for storage and space, which we greatly appreciated. Bed was comfortable and linens clean and fresh. Ensuite bathroom was a usable size, with plenty of very hot water. Breakfast was well above our expectations and was well prepared with a good number of options to select from. It was delivered to the room promptly each day. Parking on the premises was not at all safe or accessible. Luckily we were able to park within easy walking distance of the house each evening. We enjoyed several dinners within close walking distance, as unknown to us and not indicated on website: takeaway food is not allowed to be consumed in the room. We found this very inconvenient, especially after a very long day of site seeing! But, we understand the reasons for implementing this, and feel it is fair enough.

Wonderful quiet and cosy guesthouse, twin suite was ideal for two travellers. Simple but complete breakfast served in the morning to your room. Convenient to get to Cowsgate and central, both very walkable and easy access to get to by bus if travelling with luggage.

Perfect and not expensive property in Edinburgh. Private parking, good breakfast. Just 10 minutes by bus to the city center.

Room was very small. No interaction with staff. Location was good. Easy to get into city center.

Flying visit -easy check in and comfy bed. Lovely breakfast. Even although we arrived late there was still a parking space! Great value

Our party of 4 had spacious rooms. They were exceptionally clean. And there was a wide variety and hearty enough options for the continental breakfast to tide us over until lunchtime. Close to the bus stops. Would definitely stay there again & highly recommend.
