Nice place with a separate bedroom and a bar with a large refrigerator included. The front desk people are friendly and courteous as well. A bit of street noise but nothing serious although during the Saturday market, it's quite loud. Good location, close to Chiang Mai gate and lots of goodies.

The accommodation is in the center of Wua Lai pedestrian street. The rooms are clean and spacious, but they lack hot water in the room. And breakfast should be very good.
