We never got to stay in the apartment because we couldn't safely get to it. We were informed on the Expedia page that it would be a first-floor apartment. This was not true. The apartment was on the fourth floor (which is fifth floor in the US). The stairs were dangerous and unsafe. The alleyway was next to several bars and smelled of urine, cigarettes, vomit, and old alcohol that had probably been poured out. My wife is mobility challenged and when I asked the management company (which had offices in some pizza parlor) for another option, we were told that our complaint was not valid, that no other options were available, and that we should talk to Expedia. Expedia said that the number I provided, which they gave me in the office to pick up the keys, was disconnected. Don't rent here unless you're able bodied and sober because those stairs are going to be lethal some day.

The street apartments are for people that are flexible and mobile and who do not have any allergies to cigarettes in a common space. The private space was clean, Only 1 outlet per bedroom. Loooved the apartment layout space and amenities. Outside street noise was as expected being over a bar but ONLY 60 feet from The Royal mile. INCLEDIBLE location, 25/10, would stay again. There’s no elevator here and so it’s just a spiral staircase. There are smoking and cigarette butts that litter the staircase AFTER hours, and that was absolutely disgusting. When we arrive at 11 PM, whoever was cleaning the first floor of the building was smoking in the hallway as they were cleaning and that was absolutely disgusting. There were ashtrays seated on the steps as we would come in and out throughout the night because people from all different levels would smoke in the staircase and that was absolutely gross. My father had a mobility scooter and The host was super gracious and very kind and allowed us to park inside of the entrance it was only about a 4 x 6’ square area and we had to maneuver, trash cans around to get his scooter to fit. The scooter absolutely fit, but we did have to raise it about 8 inches over the threshold every night, which for us was not a problem.

Nice flat very close to city center so it was very noisy all night. The flat is 2 stories up a very narrow stairwell, we did not bring our bags up because of the difficulty of the stairs and where we had to park. There is a paid garage at the radisson a block over (£30 a night), with the sloped streets, it is quite a hike. Bed was not very comfortable but very clean and a lot of space.

The noise from the pub below went on most of the night. It was very loud at times out in the street. The stairs were a killer for us. So many and very steep and narrow. If you have trouble with stairs, this is not for you. The flat was clean and nice. But hard to get to for me.

The property is in a convenient location. It was easy to walk to all of our destinations in Edinburgh. We did like the fact that the whole family could be together in the apt. It was extremely noisy. Partying going on until 3-4 am. Cops and ambulances all through the night. The building was non smoking but several times I could smell cigarette smoke coming through our door which then caused me to have a mirgrane.

This could be a lovely place I love the old Town and old buildings this is why I booked this one in particular. I had a few issues with this place 1 being the windows if you like to go to bed and sleep then until this problem is sorted this is not the place! We were awake till 5am with the outside noise coming through the the windows you literally felt as though you were outdoors it was that bad ! Another issue was after I booked this studio I had a email from the place saying there would be a £200 deposit needed on check in- this amount was not stated on the booking form as I would not have booked up here, anyway on arrival the man never asked for this money which we were glad about, they also state there is a daily reception 2-4 which there is not , we actually had a message to meet a person at a pizza shop round the back to receive the key to our studio we did this basically in the street which I found odd, in general this place was ok it was clean and the ladies that look after this place were very friendly and helpful, I would return if these minor issues were looked into as it is in a great place and location.

Was actually bought for my dads birthday as a relaxing weekend. First Problem, the windows are not sealed allowing a significant draft to come in, therefore the full apartment was absolutely freezing all night. Second Problem, windows again the didn’t block out any noise of the nightlife below and my party of people were all kept awake until at least 5am. Lastly, heating system was inadequate twice my dad had to phone someone to come and fix the heater, of which just didn’t work, not exactly helpful considering it’s the end of October. Really nice apartments but only stay here if in the warmer months of the year and if you don’t mind noise from the street below. All in all my party wouldn’t return again.

Place is just needing to be swept and cleaned a bit more. Sheets clean but bugs galore in the apartment and it’s up 6 flights! Arrangements to get in are super complicated and even following them I was locked out for 4 hours. Great for the price for 4 people compared to most so great location just complicated

This place has four floors with two units per floor. One of these is occupied by the manager...I'm not sure how many - if any at all - are occupied by long-term tenants. My unit was on the top floor, which is 73 steps up. And no lift! So be prepared to carry your luggage up a long, winding staircase with some uneven steps. Despite it being on the top floor, the unit was extremely noisy, almost if it was designed to get all the noise from the busy streets and the bar below. The bedroom had two very small beds. The previously mentioned sticky surfaces are likely due to the cleanser they use (floors were not sticky, just counter tops). There is NO signage that identifies this is the Niddry Apartments. The main door looks like it belongs to the ground-level bar and is simply designated with the numeral '5'. Check-in time is limited to two hours. I didn't use the kitchen so can't comment on this. The big feature of this property is that it is right in the middle of Edinburgh's very active nightlife. It is best suited to those who want this location, need a kitchen and can live with the noise, small beds, staircase, and narrow check-in time frame. Otherwise, I strongly suggest a hotel. My stay was in mid-September, so I can't remark on the adequacy of the heating system.

Stayed for the Fringe. Great location , surroundings are noisy but that's to be expected as you are in the centre of everything ! My only concern is that it should be made clear that the top flats involve many stairs to get to- it wasn't a problem for us but would be for someone with mobility issues. Would I go back again ? - definitely YES !

The location was great for exploring the royal mile and the apartment had some really nice features but the floors were sticky, there was used soap and empty shampoo containers in the shower, no new soap, counters were dirty and dirt build up in the corners of the rooms. Also the noise was unreal from pub partiers until 4am outside. Couldn’t sleep even with earplugs. This wasn’t a great choice for a family with kids.
