David was a wonderful host, the room was large and comfortable, the breakast was tasty and filling. The beautiful, old house is about 4miles outside the city centre, but there is a bus stop a minutes walk from the property, which takes you right into Princes street. An uber was about £15. It was absolutely perfect for our needs.

Lovely old house. Loads of character. Very spacious room with Super sized bed which was so comfy! Lovely big bath with shower and lots of lovely hot water. Excellent breakfast included. David the host very friendly and helpful. Bonus visit on arrival from Figgy, the gorgeous cocker spaniel who tried everything to get titbits at breakfast

The room was clean, the staff were exceptional, the property full of character, location was ideal for our purpose and we can recommend highly. We would definitely go back there.

Its a very old building with lots of character which I like a lot - perhaps not suitable for some who wants a "modern" hotel. The host is wonderful & the breakfast was fantastic!

Brilliant! Warm and cosy room, despite absolutely grotty weather outside.the bed was really comfortable with a great mattress and breakfast was fantastic. It was really good if out host to prepare it early for us, since we had to be up and off sharp. We also enjoyed meeting the in-house dog and cat ❤️

The owner is a welcoming, kind gentleman very accommodating about arrival and departure times. The place gives you a sense of staying in British B&Bs 50 years ago, that is, it’s definitely an older place, with some quirky, mismatched elements that can be charming. The important elements—bed, bedding, and bathroom—were clean and comfortable, and the place was affordable and convenient for driving to the airport early morning. We had to leave too early to be able to enjoy the well-reviewed breakfast. There were some parts of the room that were not particularly clean, especially a hair dryer that was sticky and, as a result, had bits of hair plastered all over it.

Home was built in 1790. On the bus line to head into Edinburgh. Owner is very sweet and very helpful with all there is to do in Edinburgh.

Very friendly welcome from the host, David, and especially from Figgy the Cocker Spaniel. Perfectly situated for Edinburgh’s excellent bus service too. Recommended.

Had a lovely time at Spylaw and David was an excellent host. Breakfast was very good and plentyful. Parking was great as was the bus to get into Edinburgh. We stayed in the Robert room and suggest the following need attention to improve our view. The television did not work and apparently not for 30 days according to the error code, dust on the television and cabinet quite thick. Unfortnately the bathroom had black hair on the floor and dust on the shelf behind the toilet cistern. The towels were discoloured and very hard. These are suggestions only.

David was SO kind and knowledgeable. The bed was super comfortable and the B&B is located right by a bus stop for convenience. Would love to stay here again!

David was a splendid host! Very informative about the area and how to use public transport to explore Edinburgh. Breakfast was also very good.

The bed was so comfortable after a long journey! The shower was hot and the neighborhood very quiet. We never knew other guests were here until our breakfast and David was very accommodating and gracious and we enjoyed dining with the other travellers. Breakfast was delicious and Figgy the spaniel made us feel very welcome as well!

Our host was very welcoming, the room was very comfortable with everything we needed and the house and furnishings full of character in keeping with it's age. Breakfast was excellent.

Great location for bus access to Edinburgh and good for bus access to airport. Good host. Room was good but other areas are in need of care.
