Don't be put off by the outside - this hotel is a real gem. Warm, friendly staff. Comfortable, traditional rooms. Ideally placed to explore Kyoto, whilst being only a few minutes walk from the main station. Highly recommended.

Wonderful. Very spacious room fully equipped. I loved the bath room with advancing climate control system. At the event of late check in, phoned them following the instruction and staff was very helpful. It was quiet. The location was brilliant once you know the transport.

Close to Kyoto station. The room is big and comfortable. Got washer, TV, WIFI, computer, better than most hotels we have stayed. Well worth the money spent. Will definitely stay again if visit Kyoto in the future.

The guest house is in a great location just a short stroll to Kyoto station and in a quiet location. We stayed for six days and the staff did not clean the room in that period. Staff were not as helpful as staff in other hotels.

The room was clean and comfortable. Small kitchen and washing machine are available in room. However, there is no lift.

Staff was very helpful and accommodating. The rooms are clean and extremely spacious. The rooms are also complete with everything you need (washer, hot stove for cooking, dining table, etc) to make yourself at home. I would come back to stay in a heartbeat!

What a fantastic guest house! Perfect location for our group of 5 as we could all be in one comfortable room with a small kitchen and even a washer! There was plenty of space for our 5 and 7 year old and the walk to and from the train was very easy.

This was an amazing place to stay! Fantastic location and the perfect room with kitchen/dining room and small washer. I was traveling with my husband and my sister and her two small kids ( 5 of us total ) and we all had plenty of room to move around. The short walk to the train and all the other sights were very doable for the 5 and 7 year olds. We would LOVE to stay there again and would suggest it for families or couples both.

15 min walk to JR kyoto station and 20/30 min to main tourist spots. Kitchen well equipped and convenient supermarket 5 min walk away. Very large spacious room and friendly helpful staff with easy check in after hours. No elevator.

Spacious for a Japanese hotel. All Basic amenities provided with addition of washing machine which can be helpful for long stays. Easy self-service check in and check-out with troubleshoot conveniently put up. However, hotel is 11-14 min from kyoto station which can be tiring when dragging your luggage after a long day. Nonetheless, I would recommend this as the room is really spacious and the price is really attractive. The ease of check in and out also appeals.

It was very convenient to get to the Kyoto Station. The room was clean and spacious (just slightly hard to put our suitcases). The manager was friendly and easy to get in contact.

Close enough to CBD, staff nice and english is exellent. Bathroom/toilet spotless ...(new?). I would like to go back.

Great hotel at the quiet location, just need some walking to major transportation station but its tough when you walk with your luggage. Staffs are helpful with sightseeing information

Staffs were really kind and they changed my room to bigger size one cz of some electrical problem at booked room. Nice location closed with several subway stations. Room floor wasnt clean but it was OK with sleeper. Well equiped everything(kitchen stuff, bath stuff, laundary, etc). My room was 2nd floor and i had to suffer the noise from upstair. Maybe there was a child who jumped from the bed to floor again and again. Except that, everything was perfect!

We stayed for two nights in an apartment with two single beds and a double(with a spare mattress available), all in one bedroom. The bathroom, kitchen area and sitting area were all fine. However, the beds were not particularly comfortable and the decor in the bedroom and sitting area (brown) was dark, a bit depressing and in need of some updating. The dark colour was made worse by the fact that the apartment was overlooked by a nearby building which cut off the natural light. On the plus side, the apartment was very clean and the shower hot and powerful. The arrangements for check in were very clear and, although we only saw the staff for a minute when returning the keys, they seemed very pleasant. The property was quiet and in a secluded area. It was absolutely fine for a couple of days and I would certainly use the property again for a short stay.

No elevator, so getting your luggage to your room may be tricky! Great location, very close to shopping, the train station, and a very nice temple

All hotel staff are welcoming and helpful. Everything is excellent, except bed mattress is not comfortable.

This was an excellent place to stay for family of four. Very helpful staff and lots of extras for family such as stove close washer etc. Be aware that third floor is by stairs (no elevator) but the staff helped with luggage . Overall the experience was above what I expected and would and likely will stay there again in this fabulous city.

We enjoyed our stay here very much. The staff were friendly and helpful, the room was clean and well organised. Even the kids liked it. The washing machine and drying tech were really handy, as it rained a bit. We will definitely stay there again when next in Kyoto.
