Excellent hotel with very friendly and helpful staff and always a great price. Stay there regularly and will continue to do so. A hidden gem and would highly recommend.

Lovely guesthouse, kept spotlessly clean, with wonderful, very pleasant and extremely helpful staff. Located in a nice area with an easy walk into Balham which has a multitude of restaurants and feels safe. Would fully recommend and definitely use again

Very friendly staff and very close to Belham tube station. Room was very clean and tidy with coffee and tea available

Very nice hotel, good value for London with clean and attractive rooms. Short walk from Balham and next door to Tooting Bec common. My second visit and I will be back.

Comfortable and peaceful accommodation

lovely property, just what we needed for a london visit, was able to take the bus right across the road to go where we needed to go, would love to stay again!

All good, a little out of the way but ok as 15 walk to main rail station, someone on reception, room very clean, bed comfortable, heating on ,safe and quiet, room dated and tv a effort tobget to work as poor controls hence 1 star off..for a budget stay and price very good.

Clean room, comfortable in very convenient location. 10 mins walk to Balham stationl. Staff very pleasant.

Lovely stay again, quiet small room was ideal. Lime scooters next to hotel which made transport even easier and cheap.
