Picked it because it was close to the NEC, cheap enough but rooms were awful. The actual location is beautiful, on the canal with a nice beer garden. The food is really nice, the rooms ruined the experience. My advice… Restaurant = yes Location = yes Rooms = definite NO

We arrived on Friday last week, two rooms. Immediately on arrival we had to complain to the receptionist about the incredibly poor state of the one room (other no better) - to which we were told you have to email complaints to the hotel with photos, which I did, and I am STILL waiting for a response. I also messaged the hotel here, and unsurprisingly, STILL NO response. On entry: lampshade handing off (told "does that when they dust" - it was still dusty), broken draw handle, ominous fresh red stain beside bed ... To name a few issues immediately reported. In total: Dusty (asthmatic in party), even headboards. Cobwebs everywhere (including window panes), with spiders dead and alive. Carpet not hoovered. Bathroom door handle broken. Nail sticking out of room door. Curtain hook broken, guessing which straps put in draw. N@zi symbols drawn in room! Rusted bathroom shelf brackets. Shower kick panel clearly lose No toilet roll holders, just the brackets. No hand soap. Broken floorboards, especially in hall way - massive health and safety issue, not only trip hazard (happened to party) but can eventually fall through. Kettle pat tested six years ago. One room smelt of cigarette smoke. Wallpaper peeling off wall in places. Mould. Receptionist "put straight" the worst room (hoovered, cleaned stain which apparently was "sweet and sour sauce" and noting the cleaners don't clean the carpets, fresh liquid marks, mended draw handle). Good points? Mattress & bedsheets looks new

Bed had a spring mattress which I didn’t find too bad but my partner woke up with a bad back. There were drip marks down the walls and the shelves in the bathroom were rusty. I just think for the setting it’s in these little things just make such a difference. Just not the best rooms really. Food was delicious and the breakfast was delicious.

Probably the noisiest hotel we've ever stayed in! We got very little sleep unfortunately. Pleasant location with large outdoor area by canal, lots of free parking & friendly & helpful staff. Room we stayed in could do with updating but comfortable & clean for one night. Enjoyed an evening meal in the restaurant and breakfast was good.

Terrible room. Dirty tables and stains on bed sheets. My room was next to the main road and windows did not keep the noise out. I had to check out. Didn’t even want to sleep there.

first following a nightmare drive to hotel due to HS2 work around Birmingham I arrived to find the booking was for the following day, I admit I should've double checked but certain I originally put as planed 8th as my night there however when I arrived receptionist who was very nice explained they were full for the night and in fact full for most of week, felt no issue with me cancelling as they would fill room, I left hotel could not find accommodation so went back home a 140 mile journey, I tried and better tried to get through to you and was totally unable some should register on your system but kept saying link lost, so now lost as the whole trip was ruined and have been a customer of yours for many years, i have done a basic review as the only thing positive was the receptionest.

The staff were nice , it served its purpose , could do with new carpets in the room as filthy and carpets were old around so it looked scruffy . Breakfast was nice , didn’t think it was necessary to charge £10 to stay in their hotel car park since it was in the middle of nowhere . It’s an ok hotel , it was fine for a few nights . Think it’s a little overpriced
