Overall, the experience was very good. The room was perfect for our needs and with a great sea view. Most of the services and the quality of food was very good - along with the ease of parking and the Hotel's excellent location. My only criticism would be that there was no bottled water supplied in the room - nor any real choice of tea. On the services side, only a two-course dinner was available in the evening from the kitchen and no light snacks or room service were possible. Otherwise a very enjoyable stay.

Stayed in a family room which was great, only one door to the hall though the kids could reach the lock. The rooms were clean and comfortable. Shower room was very nice, clearly new, great shower! lovely products and towels. Beds were comfy and the room was very nearly blacked out by the curtains. The games room was fun, there is a separate room for younger children with TV and DVDs as well as books and toys. Indoor pool was perfect for the kids, hot tub wasn't working well but the sauna and steam were lovely for a short relax. Pirate ship play area was a hit! Food was enjoyable and staff friendly. Grateful that is was quiet as that suits us well. Path to the beach is bit rocky and uneven, best to walk via the road, short walk (few mins) car park is National Trust so pricey if not a member. Beach is fab. Cinema room was good. Plenty of spaces to sit around the hotel inside or out. Great to be able to take the dog with us. Overall would recommend - its not 5 star but its a lovely place for a short break esp with kids.

Nice character and quirky but very tired property. Room was a good size and the bed was comfortable. The bathroom was a trip back in time and whilst functional, it needs replacing. The main hotel was comfortable and very relaxed and extremely dog friendly, which suited many guests. The food and service was very good.

The hotel was absolutely fine!! However my disappointment was around the car park and finding reception in the dark!! It was pitch black with no lighting once l had found a parking space!! A very easy fix so come on knoll house put some lights up!!!!!!

We were assigned a courtyard room which was very disappointing. The website shows lovely Melin Tregwynt blankets and light bright rooms. This room was dismal with a brown fleece throw on the bed that could’ve been from Poundland. We complained to reception and were found another room (not really made to feel welcome or important throughout the process even though an alternative was offered). The replacement room was ok (although still a bit underwhelming). The dressing room had two old armchairs, both with upholstery that collapsed one side as we sat on them to watch TV and we could hear every word of the phone conversation from the guy in the next door room. The shower wasn’t spotless ( grouting was discoloured in places and grey splodges on shower tray. - we didn’t use it). The lino was coming away from the wall in the corner and overall looked tatty. The bed initially seemed fairly comfortable however mattress springs weren’t great - old cheap mattresses). We didn’t want to complain further and appreciate it’s an old hotel however lots of improvements needed! A welcome at breakfast would have been really nice but the two on, were rushed and busy. On departure, the girl in reception was much more animated and helpful when we asked her about the beds etc and she offered to show us the Clementine suite as a future alternative. We loved the position and grounds and hope to try it again or a second chance. It feels bad however, that you have to pay a lot more for basic comfort.

Friendly staff, very pet friendly. All a bit run down and needing investment. Pool quite small. Steam room not working. Sauna was good, as was the jacuzzi. Limited dinner menu and limited beer in draft. Could do with more options for breakfast and more healthy choices. Great location.

Staff was welcoming, however we wanted to dine at knoll house but was told the only available time would have been 7.15pm, too late for us, so we ate out, only to be told that there was a cancellation and we could have dine at the property. We were very disappointed. We just wanted to stay at the property as I had a mishap over Christmas and struggled to walk distance, so staying and dining at the property would have been extremely helpful. So we were disappointed with that. Anyhow being a regular and long term guest, it will not deter us from coming back. Happy new year.

DOG HELL! Everywhere, sitting on all sofas, barking, hotel full of dogs-Jumping up at you, laying all over the place. Overwhleming. Lovely staff, very friendly. Run down Hotel - so much broken or dishelveled-and Cold in main Hotel areas. Rooms with no sound proofing at all. paper thin walls.Badly stained carpets in bedroom.. Had to ask for Room to be cleaned,? Could be amazing, Location amazing. Like Faulty Towers.

The property is tired. The staff were great. Food okay bit limited but breakfast was good. The location near Studland beach is excellent. GRATUITIES! On checking out I found around 20 gratuity charges. Whilst happy to pay a service charge for the evening meal 10% was added to everything from opening a bottle of wine to buying a beer all added without my knowledge. I was told they were discretionary so had them removed. I’m not tipping someone for taking the top off a bottle. Beware!

we stayed for two nights. We had a speaker above our room kept us awake ,also radiator didn’t work . Never got any sleep. It’s full of dogs had dog hair all over the bed. Bathroom wasn’t very clean. Never got clean cups the next morning would never stay there again.its very dated

We love coming to the knoll house, it is clean and quirky and has a lot of history attached to it. The food is lovely. It’s very dog friendly beautiful Studland beach is across the road. It has a small pool and Swanage is five minutes drive down the road. It’s a very relaxing place to be.
