Great little hotel with super friendly staff. Our room was ready really early and we were allowed to check in which was a bonus. Nice and quiet room and great breakfast included in the cost. We’d stay here again.

Family trip in Spoleto and its surroundings. The Charleston Hotel is great to visit these places. From the hotel you can visit Spoleto by walk.

Great outside, but hallways and rooms need major updating. Breakfast room - plates and cutlery were not very clean as they were washed very poorly by hand - unsanitary!

The Charleston was a comfortable and convenient option close to the main attractions of spoleto. The hotel is very charming with rooms of a decent standard for the reasonable price. The breakfast was nice!

The checkin experience was rather poor. The lady (the owner, I believe, as she mentioned her mother makes the cakes for breakfast) asked for our passports, gave us our room key, and told us where the room was. There was no effort to explain the breakfast situation, to explain the rules around parking in the area (I had to push and ask), and she kept our passports and made no effort to explain why she was keeping them. When I asked to have them back, she explained that the night porter would make a copy of them when he arrived and would return them to us in the morning. Clearly, she just couldn't be bothered to complete the process herself, which meant leaving our passports sitting in the open pigeon-hole behind reception all night. After checking into the room, I realised there was no view (just a side wall) when the booking stated there would be a courtyard view. The lady became defensive and started explaining that this was what Hotels.com/Expedia sent her (despite me showing the booking) and that the room type we booked does not come with a view. She said there were larger rooms available, but that we would need to pay to upgrade. There was a lot of noise from the bar next door until well after midnight. Additionally, the cleaning staff in the morning were extremely noisy in the corridor, which was not very conducive to sleeping in. Finally, breakfast only had filter coffee - in Italy, espresso really would be expected - and only hot milk to go with the cereal! :(

There is no internet in the rooms. I had to go to the lobby to connect. There was no way to regulate heat or cold. A/c unit leaked water but it was too cold to use it. Instead there was no heat in the room which was cold & damp. The rooms allowed a lot of outside noise in. The breakfast was minimal. the parking was fine.

Personnel very helpful in every respect. Room more than adequate for the price. Breakfast adequate. Location was excellent, walking distance to every thing I wanted to do in Spoleto. Initially, I parked outside the city walls and walked to the hotel for driving instructions; hotel personnel mapped the one way street route to the hotel and I was able to drive the streets to the hotel OK. Grazie! This will be my future choice for trips to Spoleto.

We were very satisfied with this hotel. It is in a great location, very clean, the staff were kind and extremely helpful. The breakfast was also very good. Overall, a great value and represents the lovely town of Spoleto very well. We'd definitely stay here again.

I give the Charleston, Spoleto a high 4 rating, in part, because of the excellent value for money compared to many other hotels I have stayed at in Italy or elsewhere. The hotel was easy to find and reception was very welcoming. The large room was sparsely but adequately furnished (perhaps minimalist would be the fashionable description), the bed was very comfortable. The room was well maintained, clean, and the 'plumbing' worked efficiently (my wife is very critical about such things). Again, we have not always found this the case even in rather more expensive hotels. To my wife and I the breakfast was more than adequate. Without exception the hotel staff were courteous, friendly and extremely helpful. The Charleston is close to the Roman Amphitheatre, Archaeological Museum and other places of interest, and not too far to walk to the escalator that goes up the hill to the Rocca, Duomo and other sites. If going by car book the hotel's garage parking, it's cheaper than legal on street parking or car parks.

I've been to many hotels in Italy and this is by far the most service-oriented, genuinely caring staff I have ever seen in Italy. The rooms are extremely clean. The bedding is superior. The breakfast is above average for Italian standards (rolls, lunchmeat, cereal, yogurt, croissants, juices, coffee, etc.) My single room was rather small but very pleasant. But the price was great for the comfort level. I will definitely stay here again and recommend it to all my friends. I traveled alone but I saw they were also very friendly to families with small children. Plus they have 3 rooms to the side that are for people with pets. So, the normal rooms never have pets, and the 3 pet rooms are dedicated for people traveling with their pets.
