Something else, no email to explain how to get in, nobody on site, contact numbers, went to voicemail, arrived at the 3pm checking time, eventually, near 4pm , a phone message to say key code box around side of house with room number, got in but nobody came round to answer any queries

Excellent conversion of property into self contained rooms. No staff on premises but easy to gain entry via key box and code sent by text will arrival instruction. A good, cost effective way to stay. Pub right next door!

We booked quite last minute looking for somewhere to stay whilst attending a festival at Newark Showground. Very reasonably priced, great communication, very clean, everything you need, comfortable, great parking. The only thing I would suggest is another way to pay for the "tuck shop" items in addition to the cash option. I would 100% stay here again. Thank you!

What a delightful little property. Rooms are lovely and recently refurbished, and beautifully clean. Well stocked tea, coffee & water with complimentary biscuits. The owner was in regular contact before our stay, sent details on how to access the property and was so helpful with tips on local places to eat etc. There was even a little tuck shop with an honesty box for chocolate and cans of drinks. Wonderful experience, wouldn’t hesitate to return or recommend

This was a small hotel, clean and thankfully no other people coming and going as iur room was right next to front entrance. Very clean, but extremely tiny. Luggage had to bevtucked away. Very clean, but very over priced for the size of the room.

Lovely room with all you could possibly need, very clean and comfortable, great instructions from owner and good parking. Lovely pub serving delicious food right next door.

Very bad experience. After booking and getting confirmation , on the day of stay we recd message from property provider that he has cancelled our booking as room was not good enough. We had to look for other accommodation and it was quiet expensive.I strongly suggest not to book this property

We stayed for 2 nights and on arrival it was basic but a very clean room & bathroom. We were just disappointed that our room had not been replenished with clean towels or tea/coffee etc. for 2nd day/night. We weren't bothered about the bed not being changed but to return in the evening after our day out to see our dirty towels were still on the bathroom floor from the night before and morning was not nice. I know we could have called and I'm sure the owner would have brought us fresh towels etc. but when you pay a cleaning fee for a 2 night stay, you expect it to be cleaned after our first night and not have to reused damp, used towels etc.

We had the most amazing weekend ! Room was very clean and comfortable - great facilities and very convenient for the wedding we were attending at kelham hall. So glad we chose this option to stay at ! Thank you James for a wonderful nights sleep after a very long day ! Great pub next door too !!

Fantastic modern accommodation. Easy check-in procedure. Lot's of parking spaces on the premises. Spotlessly clean. Very comfortable bed. First class stay.

Have stayed previously, and another fantastic stay. Couldn’t fault anything, and very efficient check in/check out system. Look forward to returning soon

The location was great, was out the way so a nice change, but still close enough to various amenities local. The room was cozy and clean. The bed was amazingly comfy! Had the best nights sleep! Will definitely be staying here again, cant wait for my next trip!
