Fantastic location, although you need to be fit for the stairs. There is an emergency number for any issues Security is great The rooms are well equipped, and even have a fridge You may want to take some milk in with you as there is ample instant and real coffee along with tea and sugars but nowhere near enough milk A parking permit is a must as parking is a nightmare

Excellent location, comfy beds and nicely decorated room and bathroom. Lovely shower. What I didn’t like was being woken by noisey cleaners with their small child early Sunday morning and having them knock on the door in advance of check out time.

This property us in Kemptown, above Brighton's Maderia Drive. As such local establishments, such as the Kemp pub, offer great value meals, rather than the more tourist offerings in town. Using Just Park provided reasonably priced parking at a local bingo club, onky a couple of hundred yards away.

It wasn't clear booking through Hotels.com that there would not be a reception and it was self-check in. When I arrived I had not had access to my emails for the day, so therefore hadn't received the codes for the front door or room that had been sent via email on the day. There were 2 phone numbers on the website, both of which were automated answerphones and could not understand what I was trying to ask, so I could not get in. I was stuck outside on the street in bad weather. It was only after returning to my car and getting my laptop out and checking my emails that I found the codes. The en-suite in room 4 was too small to be a wet room and not have an enclosed shower, so after a brief shower in the evening the bathroom floor was wet for the rest of my stay. Only 1 double plug socket in reach of the bed. Bedside light and alarm clock. No space to have my phone on change and next to the bed. Breakfast - charged at £20. For this, I was unaware that there was no on site breakfast, and I would merely be having a 'breakfast box' delivered, which I had no choice of what was included. It only included pastries which I would not choose for a breakfast. No cereal, toast, juice options that I would choose in a normal breakfast. I have also been sent an invoice for £82, when I was charged £97. Taking all of the above into account, it was an awful experience from start to finish.

Had to check-in very late due to work but it was very easy due to number code access doors. Communication was prompt - no staff present on property while I was around but was not necessary. Room was maybe slightly small but clean, bathroom looked modern and was also clean. Would recommend!

Booked a stay last minute because my previous accommodation was a nightmare, they left me standing on the street, in the dark, for over half an hour before I gave up waiting on their email or text for a door code, and found another hotel. They refused to issue a refund despite my never having even been in the front door.

Very cute accommodation. Clean and modern! But be aware that communicating with them is impossible. I tried reaching out to them through the website comment page, two times through the Expedia chat, and I also called and left a phone message once without a call back.

We stayed 1 night in Room 0, this is at the front right next to the front door. The room is small but fine for a night, glad we weren’t staying longer. It wasn’t good value for money. One of the double glazed widows (up high so you have to stand in a chair to reach them) was open when we arrived and wouldn’t close which meant the noise from outside was a problem. There were also lots of noise from the comings and goings at the front door. The blinds/ shutters let in light all night - it was bright even at midnight. The curtains can’t be closed properly as installed wrong and even if they could then they arent blackout so we were awake from the early hours due to the daylight. A very hard bed. The table in the room has a wobbly metal top and is useless as an actual table, it’s also too big for the space. There are some nice touches such as the hair straighteners, shower gel, bottled water and a fridge in the room. Just a few tweaks would make this room so much better and more usable. If you are staying then bring ear plugs and an eye mask if you want to sleep well.

This property is conveniently located in Kemptown, with an easy walk down to the Bright seafront. There is a shop just across the street and a pub and a few restaurants very close by. Parking instructions issued by the owner were clear and easy to follow, I found street parking a 2 minute walk away which was around 7GBP per day - I didn't move the car while we were there (3 days). The property itself was clean and well decorated. The shower was more of a wet room and the shower was big and powerful. There was a fridge in the room and the TV had a freeview box for watching local channels. There was a Kettle for coffee/tea and it was supplied. The bed was large and comfortable and the room was bigger than I expected. The property had sent clear instructions on how to enter the front door and room prior to us arriving making entry a breeze. The room was on the second floor, so it was necessary to carry our luggage upstairs, but the stairs are wide and not too steep.

we messaged hotel 3 times about parking before we stayed but got no reply, the room needs a lot of maintenance very tired, no shelf in bathroom for toiletries, plug in sink not holding the water, 3 hangers, no usb ports, bathroom had horrible smell, very overpriced, chandelier above bed looked like it could fall on us while sleeping, dirty walls needs a bit of a revamp

Have stayed here a few times and it’s usually OK. This time the Room was freezing cold as radiator wasn’t working on a 2 degree January day. communication was so slow that by the time I was told by text I could swap rooms I’d already given up and gone to sleep.
