It’s great location But noisy at night

Its uniqueness to us was it is just 5 minutes away from The start line of the Rotorua Marathon. Our meal on the evening was fantastic. My steak. Compliments to the chef was perfect. 10 out of 10. As was my daught n laws lamb shank. Her favourite just fell off the bone. Great service. Lovely comfortable room. All in all a fabulous place to stay. Definetly recomend to our friends. Cheers. Another guest and I arrived at the same time to a sign on the locked door giving us a phone number to call. Several minutes later someone drove up to let us in. The beds had clean sheets. There was a kettle and coffee packets. There were used towels hanging in the closet, an old beer in the nonworking refrigerator, thick dust on the fan. I was told to use the men's bathroom which had part of the ceiling falling down and streaks of water damage. Its ok, she said, there's no one else here. Truly, the other guest and I were the only humans in the building. No staff, no security, no front desk, not one employee in the building, and no telephone in the room. This place shouldn't even be allowed to offer rooms to the public.

Love how close to eat street they were. Can smell the street from here. Convenient for our needs. Comfy clean bedding

We checked in and were delighted with the welcome and the show around. We were told of all the things available with our room and where to park and shown the entry and swipe and keys explained. We went our for a walk around Rotorua and enjoyed the closeness of everything we needed. Autumn colours out and looking very pretty. Nice and clean where we walked. Headed back to our room and had a rest and decided to have an early shower. Alas no towels. Went to the office at 8.30 and no staff around so no towels. It was the only thing we could fault. So my suggestion is check for towels before you head out. Thoroughly enjoyed our time in Rotorua and your club. Thank you

It was fine , value for money , Ground floor Pub was nice with live music that was the highlight , staff is friendly

Super convenient to restaurants, shopping, and parks. Able to go out for runs and walks with the kids. Great price for a great location!

It was unfortunate that the access to the accommodation on the Sunday evening on which we were arriving was to shut at 7:30pm- fortunately someone phoned us to advise of this! On the following Friday evening the music entertainment kept us awake until 11.15p.m. Apart from the above we were quite happy with the accommodation.

Great bunch of people that work there and club members were very welcoming. We had lots planned in Rotorua and was great for a cheap bed for the night.

It is a cosy warm pl to stay

Very relaxed comfortable place Easy walk to great resturants, the bus and tourist info headquarters.

Not bad for just staying.

We only had one problem and that was the heat, there was no air conditioning. Two fans in a room of seven and one of the fans was broken and wouldn't stand on its own. Everyone had to sleep on top of the blankets.

It was extremely central to all shops, bars restaurants, the building seems very tired. We had a disabled double room which meant we had a wet room style shower - v good. Bedding-sheets very white and clean , but the quilt was full of stains and looked very old -did not use. The room very dated. Not sure how price compares to other accommodation so maybe it’s cheap to stay

Great place to stay, basic but just what we needed.

Our experience at this accommodation was disappointing due to several issues. First, the main entrance doors are locked by 10 p.m., which caused significant inconvenience as we arrived late with two young children. We were directed to the bar on the opposite side of the building to contact the bar manager for a key. This process involved unloading only select belongings, walking back to the main entrance, and then returning for the rest of our luggage. It was exhausting after a long journey. The room itself had a persistent bad smell, which was worsened by poor ventilation. There was only a very small window on one side of the room, trapping the odor inside. Additionally, the room was extremely hot with no air conditioning—just a fan that didn’t work effectively. This made it very uncomfortable to relax or sleep. To add to the disappointment, there were cleanliness issues. The kettle in the kitchenette was covered in dust, and there was no microwave available to heat food. These shortcomings made the stay far from convenient or comfortable. I hope the property management addresses these issues to improve the experience for future guests.

Quiet. Good security. Very good restaurant

Loved the room and the location. Bar downstairs and dining options nearby as well.

Ceiling fan doesn’t work so will be hot in the summer
