The Expedia map indicates the property is 350m from the ferry terminal. It is in fact over 1km on the north edge of town
I rented a room with AC. When I checked in the lady said $35!I said : no. She then said $10!
I used the fan and left the next morning

We booked a room with a/c, when we checked in there was a big fan in the room, it was very uncomfortable in the heat. The property was very nice and quiet, friendly staff, but the bed was horrible.
