I booked single room which was small, but it's expected. Room was clean. Hotel ia a bit dated with squeaky floors in places. Sleep quality unfortunately was very poor, sash window didn't provide any soundproofing and there were a lot deliveries coming at 6-8am that were very noisy. After check in I noticed that there are no towels in the room, so had to ask for them at reception.

Staff were fantastic and very helpful. Room was very tired, but was adequate.

We rated this mainly four star as whereas it was clean and tidy and a good bargain. The room was a little shabby , threadbare carpet and Very cramped , my husband sight impaired was hard to navigate around . I did not like to sink in the main room & not in bathroom. Room looked felt very cluttered . Overall nice stuff for the money we paid if it was a perfect day and I would definitely stay there again. Might this time ring ahead and just ask him to bear in mind my husband is sight impaired so could we have a less cramped room clearer passage to the toilet, et cetera. Not so many obstacles.

The staff, the location, everything was great! The only possible problem for some is the lift is so small (max 3 people)....though the age of the property means it can't be changed. This means that wheelchairs, walking frames etc have to be left downstairs. However the staff more than made up for it. We can't wait to return next month

Next to seafront lovely helpful staff and night poerter very helpful lovely food great breskfast needs for the price not bad could do with a little makeover but i had a lovely stay there

Room clean but smells bad. Room is so small that only a walk space left after bed and furniture. Shower is so small that we keep hitting our elbows while taking shower. The lift is old fashioned with only 3 people allowed at a time and long queues for the lift. When used stairs, we couldn’t breathe because of the odour, and only one file of traffic flows while others wait. That narrow the stairs. It is hot summer and no fan was provided. When asked for a fan, the staff said they don’t have any spare ones, and if it is not in the room, someone have stolen it from their past stay. The room was very hot and unable to sleep. No fan in summer is the worst thing for a £120 hotel for 2 nights especially during a heat wave. What’s the money paid for? Overall worst experience. Will not recommend!

Single room was very small, but fine for 1 night. Location, very close to the beach, was good. Price was reasonable too

Clean room, a bit small but ok for a night's stay. The breakfast is served from 8.30-9.30 and offers continental and full English. The hotel is due a renovation but it didn't impact our stay.

Brilliant, lovely all round.

The staff were amazing from the front desk Darcy and mum to the night porter, who could not do enough for us brilliant. Would recommend to all ages and jealous that we’re not still there. Carnival was great; only thing is if you’re down for this event next year, find parking first early, as it’s at a premiere. Massive shout out again to all. 👍😘

Great location and value for money. Friendly staff and even silver service full breakfast at £9.95 Downs. Hotel full of elderly people with basic and dated decoration.

The stay was good.Unfortunately by mistake I booked a second room which I was not aware of until arrival.Sreve,the member of staff on duty was very helpful and said he would advise the booking agent and obtain a refund if applicable.No refund has been forthcoming and clearly this will have a bearing on any future bookings.A shame really!

What I presume was from the heating pipes clanking disturbed me at night as heating was on.. staff mainly very good as hotel very busy

We returned to this hotel as it meets our needs, food is always good and staff always friendly and helpful
