Site is unmanned so an email is sent just in advance of check-in. Email duly arrived, but the hyperlink for the site access code and room number was missing. Phoned the number given, confirmed my details to the lady who answered, then she asserted I hadn't paid -- promptly sent a link to an invoice headed Experia! Managed to resolve and gained access. At best, just not very good at handling customer data. At worst, deliberate malpractice. Won't be back, cannot trust them.

The room and the location was absolutely spot on clean, tidy and modern, I had 2 complaints made against me for noise that wasn't coming from our room 1st night I got woken by the call at 00.24 & the second night we wasn't even in our room we was out having a meal so just be mindful that any form of noise gets reported even when your not there!

The room was very noisy - music being played upstairs until 11.30 and people talking until 4am. The entry system is poor and often doesn’t work so people end up banging on the windows to ask to be let in. Very lacking in essential items for example no washing up bowl, only one toilet roll, no washing up liquid etc. There were some dubious people staying here who seemed to have local visitors and one person was heard to loudly abuse the poor cleaner when asked to vacate at the appropriate time. I know the owners can’t control guests but as this was noted in a previous review and visitors appeared local, this suggests a repeated issue. We left early and informed the owner who failed to even apologise for the experience.

Access worked well via code communicated via email. Room was very clean and well appointed. Bed and bedding was very comfortable. Small bathroom with nice rainfall shower. Location was ideal sitting at the bottom of Steep Hill between shops and historic Lincoln (castle/cathedral).

The room had everything I needed, microwave, fridge, lovely pillows, nice towels and warm bedding. There was a misunderstanding with housekeeping but the property manager was very understanding when I reached out. The heating was lovely and worked fast to warm the room. The bathroom is very modern and the shower facility is very nice. I found everything very clean when I arrived. WiFi worked well with no issues. Parking (paid) almost on the doorstep. I enjoyed my stay and the central location was perfect for me. My downsides are: The location of the property being in the centre of Lincoln means that at evening times there are some very noisy people on the street, and I found the windows are fairly thin and it sounds very loud in your room. This can’t be helped but that might bother some people who are light sleepers. I read on other reviews that previous guests had a similar issue to me regarding check in, the link was not accessible for me to be able to view the door passcode so I rang the property manager, who promptly gave me the correct information, so an easy fix however going forward I think the method of delivering codes needs to be looked at.
