It's fundamentally okay, but there were a few notable downsides that prevented it from being a more positive experience. 1. Breakfast Timing is Inflexible: Breakfast is strictly served starting at 8:00 AM. If you need to leave earlier for tours or activities, there is **no flexibility** to get breakfast before this time. Unfortunately, the host was **unresponsive to requests** regarding this, meaning you simply miss out if you need an early start. 2. **Room Atmosphere:** Our room felt quite **dark and slightly damp**. It lacked natural sunlight, which likely contributed to the damp feeling. While clean enough, the overall atmosphere wasn't particularly pleasant. 3. **Communication Challenges:** Communication with the property manager could be difficult. They were primarily **located within the house** and weren't always readily available or responsive to messages, making it hard to address minor needs or questions promptly. **In summary,** the property is basically functional and gets the job done for a place to sleep. However, the inflexible breakfast policy, the somewhat gloomy room environment, and the communication difficulties meant it **didn't live up to our expectations**. It's passable if these specific points aren't deal-breakers for you, but manage your expectations accordingly.

I stayed at here with my friend, brilliant location for going to see a show at the playhouse. Plenty of places to eat nearby and close enough to walk to the train station. The room was very well presented, clean and comfortable. The host was lovely and very friendly and helpful.

We enjoyed our stay at 6 Brunton Place. The building itself was grand and impressive with very nice decor. Our room was very cosy and comfortable. The continental breakfast had a good selection and wss very tasty. The hotel is well situated and a gentle stroll of 5 to 10 minutes takes you into the city fentre.

6 Brunton Place was a step back in time, but with all the subtle amenities and luxuries of modern day! Our host Hillary was impeccable, polite, friendly, and very informative. The breakfasts were superb, well laid out, and beautifully placed. The furnishings were well cared for,. Pieces, and made you feel like you were back in time. The accommodations provided clean and quiet rooms, spacious enough to spread out yet cozy enough to call home for a few days. The heated floor in the bathroom was a bonus! it was a lovely neighborhood, just across from Carlton Hill. was very walkable to all locations, Including the palace of Holyrood house, walking trails, and the city proper. I would surely return to 6 Brunton Place again, and highly recommend it.

The location is only a short walk from Holyrood Palace and the Royal Mile. Hosts were congenial and were helpful about a forgotten item.

Initial communication with owner was fine. Room was TINY. Basically walk in and climb into the bed. Parking in the area 30 GBP per night (free on weekends). Breakfast was continental (cereal, fruit, cheese, toast, yogurt, croissants, juice, tea and coffee). Subsequent communication with owner marginal. First night of 3 night stay I asked her to re-list the room for our 3rd night as I wished to leave early but wanted to be sensitive to her bookings. She refused. We ended up leaving a day early and forfeiting the cost of the 3rd night. Our last morning the owner got into a debate with another couple about storing their luggage for 3 hours while they sightseed a bit prior to pickup by a tour company. That should have been a no brainer in the hospitality business. The owner eventually relented and stored the luggage. However, the initial answer should have been "Certainly!", not a long-winded hi-brow attitude from the owner. Finally, a baggie full of GBP coins disappeared from our room. Could not have been more than10 GBP worth of coins but it is the principle, not the monetary value. Unfortunately, I cannot recommend. There are many better options in Edinburgh.
