I really enjoyed staying here for the Fringe fest! It's super close to George Square (Assembly) but still very quiet and peaceful. The room was very comfortable. It had two shower heads and a big bed. Check in was quick and easy. Would definitely stay again!

The staff at KM Hotel were top tier, very friendly and helpful. We were able to store our luggage until check in, as well as run a load of laundry at the end of our stay, which was very convenient. Breakfast was also delicious with lots of options for the buffet, and staff there were very accommodating as well. Only critique of the propery is that we were on the first floor directly above the entrance to the hotel looking over Richmond Place. It was quite noisy at night, between Uni kids hanging out smoking (the smell would get into the room with open windows, but was a little stuffy if the window was closed), and the trucks for the Lidl grocery store would be backing in in the early morning (aka loud beeps) . So I would recommend ear plugs if staying here. Very walkable to Old Town, the train station, even to Leith. Overall besides the noise, very pleasant stay!

I accept dynamic pricing but in return for high prices comes high expectation. Two night stay, room not serviced , drink tray not replenished, dirty cutlery ignored. fire doors wedged open at night, v noisy service bay at night, even with demand pushing up prices, £300 a night for a small third floor room with no lift and no public space is pushy.

The hotel is located 12 mins walk from Edinburgh Waverley train station, good location. Everything is expensive in the area including the hotel this is Edinburgh and tourist trap almost license to make money. The rooms are quite noisy but probably more inconsiderate guests talking past 11pm. The window didn’t open as handle broken. The staff were excellent and complimentary gym pass 2 mins away.

We arrived to be greeted with a bill way over quoted price ….$1350 for 2 nights in a room size of shoe box…no easy way to get into bed, one chair as no space, no lift. Got upgraded for 2nd night to apartment. About 50 percent better but then no cutlery and no operating plug in kitchen even tho said we had to wash any dishes used!!!! Staff tried their best but cannot believe price this place charges!!!

Small but with everything you would need for a weekend break. 24/7 reception friendly and helpful. No lift but stairs to floors not overly steep. Breakfast buffet with hot m cold food in adjoining building was great! Rooms quiet but surrounding streets busy and noisy at times. Easy access to pubs and restaurants! Definitely recommend as not too costly

Lovely room, ideal location. Breakfast was lovley and staff are very friendly. The room was clean and in very good condition. The radiator was on when we arrived however and it was so incredibly hot! Luckily it was easy to switch off and the window and fan helped cool the room down.
