Decent property. Close to the Aquarium. Lots of space in suite but could be utilized better. Some street noise. Friendly professional staff but stingy with towels for some reason. Some websites suggest there is a self-parking option but appeared to be entirely valet. Overall recommended.

Rooms were spacious, updated and comfortable. Staff were very helpful, friendly and accommodating. Property within walking distance to aquarium, park and Mercedes stadium. I would return!

The valet attendant was friendly and so helpful! We checked in with Marc and he was fabulous! We enjoyed some college football banter about our favorite teams! We was very helpful and treated us so great as we were there celebrating our birthdays! We checked out this morning and the lady who assisted us was fantastic as well! Didn’t get her name but I do remember her name tag said manager! We had a great stay!!

It was a 10/10 stay from the moment we pulled up to valet from the time we checked out. The lady at the front desk was so sweet when we checked in and the food at the restaurant there was AMAZING. The room was so spacious, very clean and amazing view

Overall the stay was good. Room was everything you could’ve hoped for. Most things worked out except for a couple. The room itself beautiful Spacious, lots of cool stuff as a bonus. But first thing I saw was that the ice maker did not work. It would dispense one or 2 thing of ice and that’s it. After the first night. I noticed after we left around 10 and came back around 1. That house keeping had not come. That’s when I realized I had to click the button to have them come in. So I went to click it and it didn’t work because it was smashed in. Again didn’t see it to be a problem. I had an appointment at 3 and while there after the front agent La’marcus (who did an absolutely amazing job because I didn’t not know that I could not use tap so while my card wasn’t working he took his time and never treated me lesser) told me he connected my account to the room (so I can use the app for request and other features) it was not connected. Again I didn’t see it as a problem. I called the hotel around 3:30 and let the agent know about the button and if she could have them come and clean as soon as possible. I also asked if there was a way for her to attach my rewards number to the room (due to me knowing that it’s possible from other trips) she said I’d have to wait until I come back in. I got back to my room around 5:50/6pm and it was exactly the same. They came at 7:30 when I was sleep and asked if they can I told them in a half hour. When I came back at 1 the room still wasn’t clean

Room was spacious but lightning was not working and room condition was so old. Room has balcony but does not have chair or anything to sit on. Most unfortunate experience was smell. hallway and room smells so bad and made me feel sick. It was not like as it showed in the photo. Reception and valet parking person were lovely though.

My name is Fallon Alexander, and my family and I (party of 5: myself, my husband, our two children aged 13 and 5, and my mother) recently stayed at Twelve Downtown, Autograph Collection, from July 25 to July 27, 2025, in Room 1010. Unfortunately, our experience fell significantly below the standards expected of a Marriott Autograph Collection property, and I feel compelled to bring several issues to your attention for review and resolution. 1. Unexpected Valet-Only Parking Charges Upon arrival, we discovered that the only viable parking option was a mandatory valet at $40 per night—something that was not disclosed prior to arrival. We were told street parking was available but would run $45 nightly due to meter regulations. This lack of transparency set the tone for the rest of the stay. 2. Unstocked Room & Poor Guest Service After entering the room, I personally sprayed and wiped down surfaces with Lysol. The bathroom had no towels or washcloths, and it took over 15 minutes for staff to deliver them after I called down. That evening, we discovered the room also lacked basic toiletries like soap. We called again and were told someone would bring it up. When the staff member arrived, he insisted on entering the room to physically “swap” the soap—despite the fact that my 13-year-old daughter was already in the shower. Our AC was broken. We were offered another room, which we turned down for the night as it was already very late and we had a long dat of travel behind us. The next day, maintenance was supposed to work on it the next day. Upon entering our room, it was 72 degrees, however, the AC broke again that same night and we had to sleep again in a hot room. At one point the temp was 80 degrees.The hotel offered us 10,000 Bonvoy miles, however, I do not feel that makes up for the discomfort during our stay at a pretty expensive hotel

My stay was amazing. The gentleman at the front desk was very welcoming and fast with the check in process. The valet attendant. Was super nice and sweet! I ate at their restaurant and the chef was sweet he checked up on me, the waitress she was so sweet and polite. I wish I have gotten everyone name. When I booked the hotel, it seemed amazing and when we arrived at the hotel, I was like huh I needed help with my luggage, but the Bellman wasn’t there, but that was OK. There was a cart from the minute. We walked in the staff went above and beyond to take care of everything we needed, including fixing my air conditioner in my room within an hour of me being there. The food was great. The rooms are beautiful. The staff was great. The bartender makes an amazing cocktail and I can’t wait to come back with my daughter and my other girls A+ plus.
