When I booked Cannaregio Particular I knew that I was booking an apartment and that would be no reception, this was fine. I received an email from the property asking what time I would arrive in Venice so that someone could meet me and my boyfriend and let us in. I filled it out months in advance saying that I would arrive at 3pm which is in their check in time slots. We arrived at 2:57 and expected that someone would be around shortly to let us in. At 3:10 we began to worry that no one was coming and tried calling three different numbers that had been listed in places for this property, none of them were valid numbers. We finally got ahold of a man who told us to call another number. When we called that phone number we were told that they would send someone. We didn’t have a calling plan for Italy so these phone calls are going to cost me a lot of money plus the fact that we waited in total for an hour in the blazing hot sun to be let into our room after we made an appointment and showed up right on time. We had a nice stay but this process obviously doesn’t work and should be changed.

I took my mother for her first trip to Europe. I was very excited about this place because of the pictures on Hotels.com and also because of the location. When I arrived there, there were holes on the floor, with dirt everywhere. The bathroom was filthy and the electric sockets, exposed. A very rude lady banged on our door at 11pm (which made my mom very scared) to collect the cleaning fee of 35 euros (I was waiting for a message telling me when she would show up). I tried to tell the lady how impolite that was and she kept talking over me without listening to what I was trying to say. As I was waiting for someone to tell me when she would arrive, I didn't have money on me and had to count my coins. I told her that maybe I would not have the money right that time and I would have to go to a cashpoint, which made her very nervous. I wanted to say about the problems with the flat and she pretended she couldn't understand what I was saying in English, speaking with a very loud voice. Summing up: I paid 35 euros for cleaning fees to stay in a filthy flat. I did not want to ruin my mom's trip so I did not contact the owner of the flat to argue about it. Considering the type of people who takes care of the flat, I was even afraid of contacting the owner and having my trip ruined.

The instructions how to get to the hotel were not very accurate, but I found after looking for 20 m. They don’t do daily cleaning, but the place is clean. I just didn’t like about me having to take care of our trash, and if we leave trash in the room, we would have got charged €30.

Located in less touristy area. About 5 minute walk to bus stop in St. Jocopini Square where there is an great inexpensive cafe and delicious local resturant. Bus is about 6 stops from Old Florence area. Or an easy 25 minute walk.

It's not that difficult to wipe a dead mosquito off the wall, clean black mildew out of the shower, check whether a light bulb works, provide reliable WiFi, or sweep the floor... Apparently at Cannaregio Particular, it is. Nice location. Crumbling floors, very smelly bathroom, threat to be charged 30 Euros if you don't take out your trash, according to the directions written only in French (pretty sure it's against the rules to throw out rental trash in public bins?). As we were leaving, "guests" below were detailing how disgusting their room was and were cleaning it with random supplies in hallway. Just need to step up the cleaning and allow guests to feel like they're on vacation, not stress about mold and trash. Should have paid a little more $$$ for a different place.

Just enjoyed a great trip in Venice, the apartment was nice and quirky. It was what I expected it to be. Don’t expect a 5 star luxury hotel experience. The price was very reasonable and was in a good location, lots of food shops nearby. My little family of 3 were comfortable. Great little kitchen that was very useful and the shower was better than most. Had a great email from the agents with recommendations on getting to the place the day before arrival. There was some ‘minor’ things that let the place down. The bathroom definitely need some minor TLC, the mirror had a large crack through it and needed replacing. Also, the silcone around the shower needed replacing, as well some some of the tiles could do with a deep clean (not major), I would of assumed all of this would be done before spring breaks start. Not enough bed linen, had to request more and took longer than it should have to arrive (nearly 2 days). I’m pretty sure this was a one off. Overall satisfied with the stay.

I recently stayed at Cannaregio Particular, which is not a hotel at all. It’s not an apartment either, it’s a tiny room slightly wider than your bed, which is also not a bed, but a reclining folding cod for young lightweight sportsmen. There is no space to get on your sleeping place from the sides… so, just imagine two fat aging persons, trying to lay down through the leg-end of the bed. And for the full picture you should know, that the bed has a metallic rim (mattress holder) at the leg-end. No problem to crawl over it, problem is to sit on it, because there is no other place to sit! The only chair in the room is occupied by your suitcase, and if a couple have another suitcase… then… you have an additional problem. You also should know that your room belongs not to you, but to a horde of mosquitos, given you as a plaque, who bit you viciously on the first night. Then you obviously go to the war and leave bloody spots on walls and sheets (I have pictures!) There is no staff; you have a phone number to call in case… What case? To change a furniture or mosquitos? You just enjoy Venice and your location, which is the only good quality of your place.

It was very difficult to access the property. The email was not received until after we arrived, expected to punch in a code which a rude person on a poor phone line gave us and which was wrong. Help came promptly. The room was tiny, bed was bad and there were no amenities at all, not even a glass. But this is Venice!!!

Listing has False advertising. Air conditioning is timed centrally so it does not work at night, making sleep impossible the first night until we and another guest complained. This is not disclosed on the hotels.com listing. No provision for storage of luggage after checkout, contrary to web listing. Manager's agent refused to convey request for partial refund to manager. Manager's agent does not accept calls after 9 PM according to the bistro around the corner, so if you have a problem at night you cannot get help. Room was small with barely any place to put suitcase. No management on site. No TV. No phone.

The owner was very helpful with important arrival information.It was in the heart of Leonardo st. and close to the old Jewish ghetto (foundry) in Italian,the worst area to live at the time.It was small with a pulled out sofa bed that was satisfactory but hard to maneuver out of with no room on the sides except straight forward and had metal on the sides to avoid.No room to put anything but two small chairs to sit or put luggage.Hard to prepare food anywhere as the building may be 400-500 years old,but nice interior.All the buildings are very old and the accommodations are great for a low budget and immediate access to Venice.

Checking in was a nightmare, two hours waiting for someone to show up with the key. After several calls were made to the B&B personnel. Another couple had the same issue, after several failed attempts in contacting Cannaregio Particular, Hotels.com had to be contacted just to get things moving. Checking in should be a lot more simple, it's nerve wrecking standing outside a place without a clue on how to get in or if anyone is ever going to show up with the key, add to that the fees for international calls. Location is great, walking distance of everything you need to see in Venice. Room had A/C and fre wifi, great attributes.

움직일때마다 삐그덕거려 윗집 소리가 다 들리고, 모기가 굉장히 많아서 숙소 벽에 모기시체들이 달라붙어 있습니다. 화장실 바닥도 모서리 부분이 까매서 자세히 보고싶지가 않았어요. 위치는 좋지만 두명의 캐리어도 펼치기 힘든 공간이라 더더욱 추천하고 싶지 않습니다.
