Firstly, the Staff are awesome and super helpful - they are all amazing! Unfortunately, the property is not on the beach and doesn’t have direct access with sun loungers and a dedicated beach area like the other nearby hotels. It requires a walk down a hill and a path thru other bungalows and is not easily visible especially after sunset. Other neighboring hotels offer better access and dedicated beach amenities. Also the room was in a building up a hill above the level of the pool and beach. It is quite a steep walk back up the hill to get back to your room. It is also difficult to walk into the small section of town that’s very close, but the road also has 2 steep hills that need to be trudged up to get there. Once again the other nearby hotels are at beach level and easy to get to beach and the shops and restaurants without a challenging hike. Finally, the property is a bit dated and could use a refresh as well. The ratings in place seem wildly inflated in my opinion. I would expect a rating starting with a 7 or low 8 for such a property. Once again this is about the property and I must re-emphasize how wonderful the staff are.

I had a very pleasant stay at Baan Kiao Resort. The highlight of the resort is definitely the staff, very warm, helpful, and welcoming throughout my stay. The beach is beautiful and only a one-minute walk from the resort, and the pool was great for relaxing. Although the resort mainly caters to families, I still enjoyed it as a solo traveller. There are also restaurants, cafés, a 7-Eleven, and an exchange booth within walking distance, so the area feels convenient without being overly busy. Overall, a comfortable and easy place to stay on Koh Phangan.

Everything about my stay at Baan Kiao was perfect! I originally booked just 4 nights, but I kept extending my stay cause I simply didn’t want to leave. The atmosphere here is just something special, so warm and welcoming, and all the staff are the most amazing. They make you feel at home from the moment you arrive. The breakfast is one of the best I’ve had, and the location is also perfect, just a few steps from the beach. Also loved spending time by the pool, get one of Daniel’s cocktails in hand… highly recommended. This place stays with you. I’ll definitely be back.

The room was very definitely better than on the photos. Nicely decorated and with spacious terrace. Stuff was friendly and very helpful. And I had best breakfast in Thailand here. Highly recommended and I will be back.

The staff are the stars of this resort! They are always so friendly and welcoming. When we left, we felt like we were leaving behind friends. Our room, (actually a small bungalow on high stilts), was always spotless, with fresh fruit, coffee, and bottled water replenished daily.

The room is very spacious and there is even a hammock on the balcony. Also the food is delicious. The only problem was the noise as our room gave out to a well frequented road.

Nicest staff ever! Pool is beautiful and big, our poolside bungalow was also very spacious, the grounds are nice and the beach is a couple minutes walk. They cleaned our room daily and the breakfast included delicious Burmese food with western cuisine. We enjoyed a small beach party as well, every Wednesday.

We loved our stay here. The staff is friendly and helpful with great recommendations. Their rooms are comfortable and clean. The beach is an 2 minute walk away. Overall an amazing experience and would highly recommend staying here.

my daughter stayed here for 1 night with a friend. She absolutely loved Baan Kiao. The staff was friendly and made them feel like family. Staff were readily available and did their best to ensure they had a pleasant stay. Tom and Ron were the best! definitely will be back

I am not normally the one to write a bad review but I wouldn’t want anyone else to have a bad experience like we did! Staff very rude I was shouted at down the phone before I even arrived saying we need to get to our taxi when we sat in it. We arrived with 4 other party’s and they took us all in this small room to say how wonderful the hotel is and how they would help with anything we needed but had to do this quick as they should have already finished work It was 6pm. The room was the family suite that is located right next to a busy road that kept us up all night. After asking in the morning if we could move rooms and pay the extra fee if needed. They said they will message us on WhatsApp, we never got a message.

amazing place! beutiful big bungalows with everyting you need' and and an amazing porch with sitting places and a hammock lovely restaurant with yummy food a swimming pool a cute bar right next to it, charming staff and managment and a verry chill and fun atmosphere :) 2 minutes walk to the beutiful haad yao perfect beach! i stayed there for 2 weeks and absolutely loved it plan on coming back :)

Wonderful place Lovely friendly staff, kind and helpful management . A home away from The food is realy good. Very close to the beach, beutiful bungalows and nice view to the lovely gardening and trees. I love feeling close to the jungle, hearing the birds, the crickets, and the wild life around. Great for families, singles and couples. I love the place

2 minutes walk to the beach and several other beautiful beaches under 10minutes ride from the location. Top class service & they also help guests with renting scooter/car rentals through their partner(s) &/or booking Ferry/taxi when needed. Staff is very friendly & helpful. Food is great as well. Wednesday(s) beach party in the neighbouring property is a plus!

We had a lovely warm welcome at the reception. The surrounding area was nicely painted with pretty Aqua & turquoise pots. The swimming pool had lovely shaded sun beds and there was a cute bar to order drinks & food. The bungalow was clean & spacious. The breakfast was absolutely delicious, we loved the salad & tahini starter, the coffee was ‘real’. The owner was very friendly and checked everything was good with our stay. The nearby beach is stunning. We loved everything about this place and will definitely go back. I highly recommend this place.

Struttura molto tipica, in mezzo alla natura in una zona molto tranquilla, intorno al quale ci sta solo un 7-Eleven. Personale gentile, colazione buona ma non a buffet. Mare molto bello collegato da un sentiero ma non ci sono lettini per prendere il sole. Piscina bella ma non è stata al 100% rilassante per via dei lavori al ristorante
