Room was spotless! Apart from a small internet issue and a toilet problem, very pleased with this new hotel. Would go back again, although would prefer a room that has a window to the outside vs. Indoor courtyard which is a bit dark (personal preference). Food at Lavo for breakfast was quite good and varied. Convenient location.

The service of this hotel is getting minimal. I said this as someone who has been in this hotel a number of times. Most of the staff either pretended to be busy by staring at the computer in the lobby or chitchatting with their colleagues. No greetings; not carrying my luggage when I loaded it to the taxi. When I asked for bills during breakfast or asked for refill for water for my room, the staff would make faces on me, as if why I even asked. The etiquette is extremely unprofessional and makes me, a regular London traveller, feel extremely unpleasant. Won’t be back simply because of this.

The hotel is well place, and the staff is trying to do its best to accommodate but it seems they are not trained well. The bar is nice and the cocktail are great. We have booked 2 rooms and have asked for 2 twin beds for our children. They could not give us the room asked for but were able to do it 2 days later. There is some pipe problem in the hotel that whistles especially at night or early morning when people are taking their shower. We thought it was only our room, but it is everywhere. They moved us to the 7th floor, which is the top floor and the noise was reduced. The alarm system was also going on many times. The management is trying hard to help but we told the front desk that our luggage’s were ready to be moved to the new room in the morning and came back late afternoon. Nothing had happened as they did not communicate and we had to wait 2 hours for the room to be cleaned. The cleaner came to clean our room after 6pm every day even if we put the sign early morning so that the room is ready to be cleaned. That was annoying as we were getting prepared to go to dinner. All the rooms and elevator sare fully digitalized. If your children are on another floor you cannot access it as your key allows you only to your floor. The room has light switch to put the all the lights on, Not very useful if you want to put only one light on. They also forgot to give us the 50 pounds credit as we are Hotel.com VIP on the bill on one of our room. So in summary great location, nice

I had such high hopes for The BoTree London. After seeing countless influencers rave about this property on social media, I was genuinely excited to experience it for myself. The glowing reviews painted a picture of a sophisticated, peaceful retreat in the heart of London—exactly what I was looking for. What those influencers didn't mention (because they stayed before it opened) was that the hotel now has a nightclub in the basement, and it has completely transformed the guest experience. If you're planning a weekend visit to London, I strongly recommend looking elsewhere. The nightclub makes sleep virtually impossible on Friday and Saturday nights. The bass-heavy music travels through the elevator shafts to every floor, creating a constant throbbing that penetrates the rooms. Adding to the disturbance, you'll hear the accessible elevator announcements—"going up, going down, going up!"—echoing throughout the building as club patrons come and go. If your room is anywhere near the elevator bays, you will not sleep. The music doesn't stop until 2:30-3:00 AM, and then you're subjected to the aftermath: intoxicated guests shouting on the street, car engines revving, and vehicles blasting music as they pick up departing clubgoers. Expect quiet only after 4:00 AM. Our last night, the fire alarms went off, all the emergency doors closed. Some locked, including the one to the stairwell. I called this in from the room, but no staff were fielding calls.
