Beautiful hotel, we slept on 7th floor lake view room, very nice view, comfortable bed next to the street, the sound of the horn, the car was so loud, the water was not warm, the air was not cold at all. Breakfast is good. I like to walk across the street, not to 50 meters, it is a garden. A lot of food Walk to see the view.

Nice room, great View from The Restaurant and Bar on the 9 th floor.
Internet service had daily problems on entering, though probably due to my safety programs and firewalls, Hotel offered full assistance on solving the issue..

Very dirty hotel. Noisy and old rooms, breakfast very small and low quality. Loud and disturbing party music at breakfast destroyed all the atmosphere.
Restaurant very dirty and rude staff.
Got ripped off but the restaurant, refusing to show the menu before, delivered wrong drinks after 3 reminders and 30 minutes and over charged.
Never again!
Much better places around for less money.

I stayed here twice in 2016 and loved this hotel. This last visit was a bit disappointing. Aside from the very wonderful and accommodating staff, I got in late was placed in what seemed like a last -minute room on the 5th floor. The room had a strong stench of mold. I endured it for one night and asked to be moved. I was placed in another room on the 5th floor which also smelled, but not as strong. I was later locked out of that room because the lock was jammed and maintenance had to be called in. If you plan to stay at this hotel because if the amazing view, ask to avoid the 5th floor. The carpets are dirty, smell of mold and need some serious replacing. There was even an electronic air freshener outside my room after the first night, which is a telltale sign that something needs to be done. I should also mention the four staff that emerged from the stairwell one late afternoon with a large cannister of insecticide who looked like they were on a “serious mission.” Something else was going on there.

This hotel is terrible! Some of the staff are helpful, but the property itself is bad! Very bad!
Espresso Lake View Hotel? Only if your room is facing a very busy, noisy streeet and only if you are higher than the 4th floor!
Expect elevators that don’t stop on the door you choose, but rather several inches from it... get off your phone or you’ll break an ankle here!
Don’t expect the wifi to work.... we had to change rooms 3 times to get wifi that worked 50% of the time... Do expect no hot water and water pressure that’s akin to an 80 year old man with prostrate problems!
The beds are terrible! They’re noisy in some cases , and no we weren’t doing that! In all cases they are hard and uncomfortable!
The only good point is the large park across the street that’s great to exercise in in the mornings!
Expedia needs to look at this hotel more closely, there’s no way it deserves the ratings they have given it.

The staff right from the front counter to the maintenance crew are so courteous. They are approachable and helpful whenever requested.
But one incident during my checking out riled. I was asked to pay USD 2.00 for an espresso that I purportedly drank at the rooftop restaurant. Someone gave my room no. 6018. The staff did not check the veracity of the patron and I was embarrassed at the front counter. The signature on the bill does not even match the one on my registration.
Can anyone just give a random room number and get away without paying for the beverage? It was just $2.00. So the staff waived it. I dread to think of the consequences if the bill was very much higher.
You need to look into this to avoid unnecessary embarrassment to your guests.

Nice hotel with breakfast view of the lake. Much confusion over the use of the hotel facilities for guests. When I tried to use the sauna there was a negative staff reaction indicating it was not for guests. Yet no information and no signs that indicated the sauna was off limits unless a fee was paid. This was an unfortunate experience that should not have occurred.

It is located by the lake offering best views of the pagoda and the city. Short distance from the main attraction in Yangon that is Shwedong pagoda.
Rooms were clean and decent size. They offered to extend late check out to me till 2pm. Staff was polite but their conversation skills in English could be a bit better.
