This B&B is a great location, clean and comes with delicious thoughtful breakfasts. (She even accommodated my food allergies) Jasmine makes all of her guests feel like family. I would highly recommended staying here 😊

Jasmine, our host, was engaging, helpful, and responsive. She helped us in using the tube to arrive at the BNB from Heathrow and to visit central London She recommended local restaurants which were excellent and reasonably priced. All in all, she was exactly what we wanted in a host.

An individually made hot breakfast (non-greasy, delicious ) was available, in addition to many additional options (croissants, yoghurts etc) and good coffee. The neighbourhood is quiet and only a short walk from the Underground station (Piccadilly Line).

Beautiful house. Nice little town. Jasmine is a sweetheart. No lift to 2 or 3 floor. So if you can't handle climbing stairs with luggage then it's not a place to stay.

For a reasonably priced room, free parking, breakfast thrown in, and fabulous host, you couldn't ask for more! Easy to get to areas of interest via tube, London, and in our case, concert at Finsbury Park. Jasmine made you feel really welcome, great sense of humour. Would definitely stay there again!

Overnight stop, late booking. Lovely B&B, and the host Jasmine was so friendly and accommodating. Spotlessly clean and the breakfast was delicious. It’s so nice to stay somewhere different to mainstream hotels, with a host that really cares for her visitors.

Had a brief, but lovely stay with Jasmine in her lovely home. The daffodil room was cute and bright, faced the road but very quiet. Lovely comfy bed, room is on the smaller side room but perfect for a couple or a short stay. Shower was great and provided basic shower gel and shampoo and towels. The only downside of the room was the glass paneled door into the bathroom, but we just hung a towel on the hooks to cover it so it wasn't too much of an issue. Would have been nice to have tea / coffee in room but we were told to help ourself to drinks in the dining room. Glasses and drinking water were provided in the room. Jasmine was a lovely host though we didn't spend much time with her, she was very pleasant and welcoming. And cooked bacon and scrambled eggs to perfection, I actually think they were the best scrambled eggs I've ever had. Good choice of cereal, toast and spreads, pastries etc. Great links to Ally Pally and the on street parking was ideal. Would definitely return. The fireplace in the dining room was beautiful, a lovely homs. Thank you for your hospitality.

This was perfectly ok, although I have no idea why it should rate as high as it does First point: This B&B has NO EV CHARGER, despite claiming to have one in their amenities. This is the main reason we chose this location, and so we were off to a bad start already. The double room was functional - no tea/coffee in room (but available in the dining room) Bathroom has a glass door, which won't be for everyone as the toilet is directly opposite the door Towels are just larger than a hand towel Breakfast was fine, although the cooked element was three hot items, without having a choice of what they were ... so not always what you might want Five minute walk to the Piccadilly Line in a nice, safe area.

Our host, Jasmine is very accommodating! Provided us with freshly cooked hot breakfast. When we had to leave early on a day trip, she put aside some bread and pancakes for us to take along. Parking is ideal and our family room is clean and comfortable.

Just needed a quiet place to rest for a night after a busy day at a sports event in Tottenham. Bay Tree House was the perfect haven, with lovely views over Arnos Park. The hosts were welcoming and warm, and the breakfast was more than expected - freshly cooked and plenty of items to choose from. We drove, but the house is near a tube station for convenient access into London locations. Would definitely stay here again.
