Close to the trains and in the center of many things, it is quite a nice hotel and well worth the stay. The room was kept clean and the staff was very friendly. I would definitely stay here again.

The room was clean, the staff were very helpful and pleasant, the room temperature was unbearably warm, the A/C was just blowing hot air not matter what I set it to, it was just a dial A/C it wouldn't even turn off, in the end I had to go to reception and the woman brought us a fan and opened the window fully, which made it a little more bearable.

Amazing location right opposite Waverley station! The view from the hotel bar was fab and the hotel itself is nice and modern.

Location was excellent! Room on the smaller side but did not feel cramped. A/c can be improved, we needed to open the windows to cool the room. Overall satisfied with our stay.

I rarely leave negative reviews, but our one-night stay was extremely concerning due to serious safety and administrative failures. At check-in, staff struggled to locate our reservation despite us having a valid booking. Although payment was taken, the process took much longer than expected, and we were eventually given a room. The most alarming issue occurred at around 12:30 AM when a staff member entered our room while we were asleep to check whether it was vacant. Being woken up by someone opening the door in the middle of the night was frightening, especially as two women traveling alone in a foreign country. After spending over an hour with staff, it emerged that despite our payment being processed, we had never been properly registered in the hotel’s system. Our room was marked out of order, our reservations had been cancelled, our registration paperwork could not be found, and staff were unable to explain how any of this had happened. The reservation had to be reactivated in the middle of the night. What concerns me most is that, according to the hotel’s records, we effectively did not exist as guests despite having paid and checked in. Had an emergency occurred, there would have been no accurate record of us staying at the property. We later sent a formal complaint requesting an explanation, but never received a response. While the staff we spoke to were polite, no one was able to provide answers. Overall, this experience left us feeling unsafe and disappointed.

Great stay in great location

An easy place to stay overnight while waiting for a train connection. I would be happy to stay again.

The staff work hard and make the property tick over. The hotel was clean and has nice views. For the price of one night stay in this hotel it would be nice to have a biscuit in the room and a nice mug instead of something plastic with no handle. The other issue is H&S: the socket for the plug to the kettle is situated under the desk which means the hot kettle has to sit on the edge of the table.

Room was perfect ,bar and reception was spot on would visit again.

Despite being in the middle of some construction/ painting, my stay was delightful. The staff were all charming and very helpful. Location is ideal for city center. I was also pleasantly surprised with a well appointed breakfast. Would absolutely recommend!!!

The room was clean, and the reception area was pleasant. The staff were very helpful and friendly. I didn't have breakfast. The room was freezing cold and it seems there was no way of warming it up other than ask for a portable heater from reception. It was very difficult to not be too cold or overheated with the heater and although it didn't spoil my stay there, I would hesitate to stay again because of this. I paid extra for a room with a view and that was lovely and i enjoyed seeing the light change from this vantage point.

A lovely hotel located in the heart of Edinburgh! Close to the train, walkable to the hop-on-off tour busses, restaurants, grocery store and shopping. It could be a little noisy outside with emergency vehicle traffic at times but that is not the fault of the hotel at all! The staff were spectacular and very efficient. The only thing I thought was odd was that I had to dry my hair in the bedroom vs. the bathroom. Overall, highly recommend & would stay again!

Great little hotel for the price. Location couldn't be better. The room was a bit warm at night even with the window open but other than that it was very comfortable.
