Wifi good. Services are always smiling and friendly even though the hotel is managed by a family. Strategically place near Centre Point and Gaya Street. The drawback is no lift. But what is not covered by the rate Wifi.
- Backpacking
Awesome hotel! Great price also with discount. If no discount the price is still reasonable and cheap. So near to the night market! Will stay here again for honeymoon maybe.
- Family vacation
A strategic location as it only a few steps from night market and walking distance to Filipino Market and Gaya Market. Room is ok with basic facilities.

My 1st time stay in this hotel. Stay for 1 night. Overall...hotel environment is clean. The bad thing about it is the mattress is too hard and not comfortable at all.
- Shopping & Culinary
First I have to say that all the glowing reviews that I had read about this hotel before booking turned out to be spot on. The hotel is well located in the old historic centre meaning that delicious food is aplenty wherever you look. The bus from the airport stops a short distance away. However we didn't get to try it as it was not much more expensive using Uber or Grab. The very popular Gaya Street Sunday market is practically at its doorstep and if you desire, you can even view the daily night market right below your window.. The taxi stand and the stops for local and regional minibuses/buses are all within walking distance. However it may be a good idea to hire a car if you plan to go long distances to say Mount Kinabalu and the like. For us, it was a case of 'been there, done that' so we were quite happy to take a pleasant train ride to Beaufort and to wander around KK on foot. The hotel is family-owned and it shows in the cleanliness and thoughtful details that come with the room and the running of the hotel. The Hii family members are excellent hosts and are always ready to help. They will make you feel like honoured guests. If you book through Traveloka it's easy and you can get some pretty good discounts though the regular price is already well within even a backpacker's budget. So if you're planning to go over to KK don't waste your time checking into some soulless generic hotel. Take this opportunity. to interact with this pleasant Hii family and let them show you some genuine East Malaysian hospitality!

Overall, you get what you paid for. The mattress is woody hard, giving me backache the next morning

I love that we have place to lay back and sleep. But, fortunately the area of the hotel are quite dangerous. So, I have to tell you that you have to be alert at all time. Don't go alone around the hotel area especially if you are tourist. And apart from that, everything is good.
- Family vacation
Way too small. hard to find parking if rent car. no lift and needing to climb 4 fleet of stairs is not fun

Nice, clean, but hard bed. Oh so hard.
The people at the front desk here are wonderful and super helpful. We got a long list of great food to try and local restaurants to sample. The room is small but clean and tidy. The showers are great. The bathroom is so small the toilet always gets soaked. Did not love the cracked toilet seat either. The super hard bed and the super thin pillows were the main drawbacks. Otherwise, the place was great. It was quiet, and the location was awesome for walking everywhere.

Great value-for-money
Great and clean place to stay in Kota Kinabalu. Rooms are a bit small but the beds are big and comfortable, the staff is friendly and helpful, the location is very central (with one of the best restaurants of KK just around the corner), and the price is very reasonable. Just keep in mind that the building does not have an elevator and no rooms on the ground floor; thus, it is not wheelchair - accessible.

Excellent value for money; Great location
Location is good, as its walking distance to KK waterfront areas, shopping malls and bus stations. Facilities and room were well maintained, neat and clean furnishings, AC and wifi worked fine. Front-desk staff were very courteous and helpful with info. Great value for money. However, keep MYR cash for the bill as cards are not accepted. Also, avoid the narrow lanes and bye-lanes behind the hotel area. Overall, recommended.

Good value, good choice.
This for friendly, value for money place is well-located in central KK. Our twin room was basic but had everything we needed for a pleasant stay, including a kettle and decent-sized cups. Staff were super-helpful and organised a rental car (Myvi) for RM160 per day for our trip to Mt Kinabalu, and the owner's son even dropped us off to our next hotel near the airport after we returned. There are a few minor points to be aware of if you are thinking of staying here. Firstly, the beds are very hard. If you've ever wondered what it would be like to sleep on an ironing board, here's your chance to find out! Bathroom is an all-in-one wet room, so you can't shower without getting water on the toilet and basin. Also, there is no lift, so you need to be prepared to climb some stairs, but you will be offered help with your bags if you need it. These issues did not detract too much from our overall experience, and I'd say this is a good choice in central KK.
