Not so clean
We stayed in the double bed room with bathroom for one night - on the top floor. It was very small (as described on the booking page). Bedsheets were clean, but the rest not really. It is one of the cheapest rooms in KK, but you can get better. The room smelled bug repellent when we entered it and we also found both dead and alive cockroaches on the staircase, so it seems it is not uncommon on the premises.

budget, good location
We stayed 2 nights at this budget hotel on Dec 2016. We pay what we get. Cheap, clean is ok. Service attitude reach our expectation. Location is good. Sunday market just in front. Short stay is acceptable but long stay not recommended. Suitable for backpackers with tight budget, not really suit for family with kids under 12 years old. I can't stand the lobby space with heavy smoke smell really feel uncomfortable. This hostel located at a three stories shop lot, always can see some people sitting at the ground floor entrance side, not really feel safe.

Right in Gaya St.
Plus--location (along Gaya St.), staff (friendly, helpful, English-speakers), wifi (strong signal), aircon (definitely working), relatively secure and budget-friendly. Minus--smoking (reception/lobby), water heater not working (at least in our room), noise (thin walls).

What fits your budget and in a great location
The location of Lodge 58 is strategically located in front of Gaya Street Market and it is only 1.5km away from Jesselton point. The room was cheap for two but there is no ventilation in the bathroom resulting in a humid and wet environment. Aside from that, there are tonnes of good restaurants around.

Budget room, good location, friendly staff
Lodge 58 is an average hotel. The rooms only have the basic - bed, t&b (for some rooms), aircon. I booked the family room, good for 3 persons. No TV which is fine, but if I may suggest, I wish they'll check the aircon and put cabinet with hangers. Plus, we have some issue with the bed covers - itchy and not comfortable. If not for the location and friendly staff, we could have booked to a much better though expensive hotel. We were at the 5th floor with no elevator. we did not expect this so if you have elders with you, better request for rooms in the first or second floor. The wifi doesn't reach our room too so we need to go to the lobby for the wifi. Or buy a sim card with data for easy access of the internet anywhere. I wish they could also put another electric outlet. We had a hard time charging our phones as we need to do it one at a time. :( As said, the location is good. A lot of resto, bar, convenience store, and very accessible to bus stop and taxi bay. Near market and Suria Mall - 5-10 minute walk.. No problem with the reception. They are accommodating, very prompt in responding to queries and emails, and recommends good place to visitors. The lobby is a smoking area, not good for someone like me who is allergic to smoke. They don't have restaurant / bar but has water dispenser :D
